With the eaves height and ridge height almost everything is possible here.
Since you are building with a basement, you probably also have some material left over which you can use for filling.
I would talk to the neighbor so that he can do the filling up to your property with a slope of 2:1. He has the advantage that he can build the garage. And you save filling material.
Clarify whether a CP is allowed closer to the street. Otherwise, you have the same problem on the path as your neighbor in the south.
As already mentioned, that is exactly the question (basement or slab), especially from the overall cost perspective. I would proceed now by having a geotechnical survey made and use that to request quotes from excavation contractors and have them offer me various options:
[*]Fill and compact the plot almost completely up to 155 to 156 m finished floor top edge
[*]Partially fill the plot (footprint and terrace, optionally 1 m retaining wall) and compact up to finished floor top edge
[*]Excavate basement pit, use excavation material for filling on the property, etc.
The comments on the alternative positioning of the garage/CP are great, but I cannot imagine that being approved (see attachment).
Somehow I lack privacy on the terrace with the house placement. Is it only possible this way? But off the top of my head, I can’t think of anything better either.
The placement is certainly a compromise of: view of castle/forest in the northeast, usability of the plot facing south, roof orientation for photovoltaics, etc.
When building the garage, privacy would already be given to some extent (see attachment, garage top edge should be at +158.75 m). The door on the neighbor’s house in the picture is not the main entrance door but a house entrance from the garage. The top two windows belong to the bathroom and bedroom. From there one will surely have a view of the terrace.
The two neighboring houses are oriented with their terraces to the northeast (view), which the currently discussed concept obviously deviates from (for the reasons mentioned).
Even if it is only a little slope, after generous filling there is no more money left.
I can only recommend to the OP my (not only local) posts on the basement rule and basement question and clearly see a partial basement or a moderate split level with a courtyard or a handling of the terrain à la .
What do you understand by "handling of the terrain à la Nordlys"?
Would you then construct the partial basement exclusively as a utility basement in the front area (towards the street)?
Regarding the split level, I could find hardly any information (additional costs, etc.). That would make sense in the northeast corner of the floor plan or (see attachment)?
