It doesn't matter exactly how they calculate. Under 10% margin is a bad deal. For us as a bank, we only accept developer business where the profit margin is +/-15%. From that, he then still pays taxes, etc.

And that is the reason why I selected my craftsmen myself.
Besides the 15% margin, there are many other ways to 'reduce' costs.

Regardless, what else should the property developer live on?! He has to pay staff, accounting, buildings, and so on and so forth.
That is his business and he bears the financial risk!

... and the craftsman earns nothing? He calculates more conservatively, so he is more expensive than the craftsman (subcontractor) from the builder. You are of course always the boss in the ring. But you either have to take care of everything yourself (construction management, tendering and obtaining offers, etc.) or you get a construction manager, which then costs money again.

Hello I am currently building almost the same house in the Rhein-Neckar district, gable roof, 2.5 stories, 170 sqm net living area and with a basement. The basement is a white tank for us. I recently signed and got a shell house, i.e. shell construction, roof and windows for €328,000. Turnkey would be €560,000 for us. We are doing the interior finishing ourselves, which is why we chose this option. Our house also has a bay window and a few huge windows with roller shutters. Otherwise, no garage included in the price. Our prices correspond roughly.
