About 15% more roughly. Some companies (construction industry) e.g. windows, doors, etc. are now increasing their material purchase prices again by 10-20%. I built myself, so it would be pointless if I told you my price per m2.

So I think if there are no extravagant wishes, you should still manage with about 3000 euros per square meter. For example, with us you could generally make the windows smaller, omit lift-and-slide doors, use laminate instead of parquet, no Japanese toilets, etc.

3000€ / m2 including additional construction costs and outdoor facilities?

Only the house of course, everything else (Grundstück, Außenanlagen, Carport, Zäune, Terrassen etc.) separately

How do developers calculate for terraced houses? It must be well below 3000 euros / m2, right?

We will effectively pay about 790k after subsidies. Land value roughly 250k. 143m2 and fully basemented. Does the developer pocket 100k?

Why not? That would be a 12% margin, I've heard very different figures about the industry
