100m² Small House Floor Plan - Too Small?

I had also once thought about a bungalow.
I quite like the corner bungalow 108 from Town & Country and the Perfekt 101 from Danwood.

But I suspect that these two are simply too bulky for the plot and that I would later also have problems with the floor area ratio.

Attached is the Perfekt 101 with a mirrored floor plan.
Compared to the standard, I would consider the following:

    [*]Gable roof instead of hipped roof
    [*]possibly increase knee wall from 8 cm on the hipped roof to 75 cm on the gable roof
    [*]possibly remove the intermediate ceiling in the living room and extend the room height up to under the roof slope
    [*]possibly add a triangular skylight on the gable side to illuminate the tall living room


I will definitely have this calculated. But especially the topic of the floor slab in KFW40 quality is already a significant cost factor.
I know that I want to build with a fairly small budget, so this has to be carefully weighed.

Thanks for not answering any of the questions :cool: You can tell you didn’t bother to read 1-2 threads about floor plan discussions. No one has ever written that it makes sense to walk through the living room and misuse a living room as a passage room, so no one will complain about what you just mentioned. It isn’t logical because the indicated 30-year-old didn’t mention a child. I explicitly asked what the future is supposed to bring because no one knows what a 30-year-old wants to do with 2 “rooms.” Now. Aha, there’s a child mentioned again, but no answer to my questions... None of us mentioned a dressing room! You should calm down and not take a defensive stance against things that weren’t mentioned or criticized at all, but just address the questions and criticism that come up here and not what’s in your head. What hell?! See above. No one here wants to accuse anyone of anything by giving examples or asking questions. Are we mean? Well then!... I wouldn’t build this house, so I wouldn’t position it. There are plenty of comparable houses that in my opinion are better suited a) for a single person, b) for a small family c) for the plot. Your mentioned child: A child needs a woman. Please plan her in as well ;) This house is a starter house for a young family. The older the residents get, the tighter it becomes, since everyone develops their own hobbies, which usually need space. With uncertainty, I wouldn’t build a house that’s too small but only one with sufficient options or not at all.

The built-over staircase will not work. It is probably already relatively steep, and you want to build over 3 - 4 steps there. Example of this (although it is a straight staircase, it shows the problem, and only 2 steps are fully built over)

So, I mean a diagonal arrangement, driving in at an angle. It also spices up the front garden a bit. Nice triangles form with the bed planting ;)

Maybe once again on the topic of children: I actually don't want children. I think that at my mid-30s I am already at a point in life where I am not saying this only out of youthful naivety. So far, I was never the kind of person who wanted to hold and cuddle every baby...

However, I also know that some things in life can change, and maybe that will change with the right woman. That is exactly why I am thinking about a house that might be a bit too big for my current life situation. If I only looked at today, I wouldn’t need the extra room. Around 80-85 m² would be enough for me. But I also think it’s good to keep a little flexibility here. I am also clear that the house doesn’t work for 4 people. But it doesn’t need to.
