To once again put an end to the recent discussion regarding the property issue from the developer. I called several municipalities and one municipality said literally: "You can purchase the property from us, but we then allocate it to fixed developers."

If that was actually said, it is nonsense. Either you acquire the plot, then it is not a developer, or the developer buys it, then you cannot acquire it from the municipality. The acquisition then takes place with the house afterwards from the developer.

The same old story: A property developer is not the same as a general contractor.

I know. The question is how the city wants to force you to take a specific [GU]. With the developer, they would only sell it to the developer, but with the [GU/GÜ]?

I also know cases where land is sold by the city and the buyers are forced to build with architect X or Y. This is certainly regulated in the purchase contract.

If you have purchased the plot, only you can assign the construction.

We already had such clowning around here in the thread by (if I remember correctly, in the Pforzheim area): you had to apply with the preliminary drafts of your house in order to be allowed to buy the plot. That means a committee like an architectural competition jury checked the plans to see if they were beautiful enough, so that they were deemed suitable for construction in the ensemble with those of the neighbors. Only after the "approval report" of this committee (I had never heard such a Swiss-sounding term in Germany before) was the common petitioner allowed to dutifully purchase the most imperial consecrated building ground.
