Which house construction company should we choose?

I claim that this is a lie. During our search, I also often saw ads from construction companies. Upon closer investigation, it turned out that these plots of land do not even exist.

You now have >>all<< the offers at hand. Of course, the question is: for what – a generic standard house of 110m²? You have no plot of land, you have no development plan. Therefore, you are missing a crucial puzzle piece for goal-oriented decision-making.

You can now spend your time studying the construction service description and calculating it in detail. Choose a few types that fit within your budget. Consider what extras you would like. Possibly look at references and the responsiveness of the providers. Nothing else matters if you don’t have a plot of land.

You say there is nothing there for you. Then the consequence is that building there is not an option for you.

Or you take the "the provider definitely has a plot" route, which in Erfurt is of course completely different than in the rest of the country, where building areas and old buildings are notoriously offered everywhere for next to nothing.

- How long has it been around
- Is there pressure to close the deal -
- Are there statements like "We'll manage that" -
- Do you get a construction service description beforehand +
- Are there references
- "We'll clarify that when the time comes" -
- How does the company respond to building experts
- How is the contract, can you see it beforehand
- How is the payment plan
- Is land offered without a specific location -
- Is it said "Purchase price for land and house are separate" -

Use common sense, if something looks too good to be true, it usually is.

Never be pressured, a company that pressures is rather not reputable

I don't know what and where you are searching, but if I search within a radius of 30 km around Erfurt, I find various plots of land. Among others from the [thüringischen Landesenwicklungsgesellschaft].

We chose our construction company mainly because of its good reputation in our area. We knew of three other families who had built with the company in the same town, and all three are still satisfied. I also thought it was good that the planner listed the additional costs, which are usually not mentioned, without us having to ask – this was "forgotten to be mentioned" by the other companies.

If it's something like the Niedersächsische Landgesellschaft (so publicly owned), I can highly recommend them. We are currently building on a plot from the NLG. They have great prices, are reliable, and we got a great, fully developed plot without agent fees or inflated prices.
