Even if you want to finish already, here is my opinion on it.

You really need a suitable plot of land first. Especially with the extra rooms you mention, I would expect more like 300 sqm total for the house.
I wouldn’t build more than two levels either, because otherwise you’ll just be walking up and down stairs. Good examples here are row houses that have a lot of living space on a small footprint.

The terrace for 6 beer tent sets probably needs to be around 40 sqm minimum. Plus a double garage and storage space. That seals off a lot of surface.

Then sort your list into categories. For example, floor plan, building services, etc.
Then divide those into absolute must-haves and nice-to-haves.
You mix a lot in your list. Some things definitely need to be planned beforehand and others can absolutely wait.

You can also go to an architect and have them roughly calculate how much space you need for your project under the conditions of the development plan.

That way you can specifically search for land or hire a realtor. It gets quite specific.

And really bring order into it. You probably just picked up the metal plates in the lintel here in the forum. That’s good too, it’s how you get ideas. But for your basic project they don’t matter at first.

From rough to detail. Sleep on it for a week. Always take some distance.

With that size, also consider making the upper floor separately accessible for children or so.
You say yourself there is still time. I agree.

I do think it is heading towards 1,000,000; a common calculation sqm x euro/ sqm will not work here. Your wishes are special and custom sizes cost more, even without upscale features.

How much personal contribution have you planned?
With little to no personal contribution, I would bet on a higher amount instead.
We have just completed 160 sqm, by far not as many special requests and provided an extreme amount of personal contribution. But even for us, the figure already starts with a 5 including the plot (value approx. €100,000). At least once we are done with the landscaping.

No way. We are currently building in BaWü.

231 sqm living space, of which 25 sqm is a hobby room in the basement. 43 sqm usable space in the cellar, 56 sqm garage and a 23 sqm covered terrace and a large roof terrace upstairs. 2.70 m prefabricated ceilings. Accordingly, 2.25 m interior doors. However, flat roof.

Equipment similar to yours, but without outdoor kitchen, photovoltaics will come only when there is money again, no alarm system, no central vacuum cleaner, kids’ bathroom without bathtub, but guest WC on the ground floor with shower.

High-quality electrical equipment, smart home, many sockets (around 180), all rooms equipped with data cables, about 60 built-in spotlights, all shutters and blinds electrically operated. Many and above all large-area plastic/aluminum windows from Internorm.
Floor coverings all over 100 EURO official retail price per sqm.

Wood stove in the living room, however not water-bearing in combination with the heating. All stove builders advised us against it, as you really should operate it at least twice a day, otherwise it wouldn’t be worth it.

Many built-in furniture from the carpenter, also the kitchen for example with glass fronts and ceramic countertop.

We’re scraping the million. Actually, we would be clearly over it. However, we are lucky to have almost all trades in the family and thus get almost everywhere purchase prices, which sometimes makes a difference of 40%.
And we contribute a lot of own work.

Without concrete plans, it’s groping in the dark for you anyway... Besides, no one can say how prices will look in 4 years.

Well, what do you expect? You throw out a confused wishlist here, which is then relativized again*. If someone says outdoor kitchen, then it will find its way into the calculation with all the extra stuff. However, I can’t imagine which architect cares whether I put a cabinet next to my gas or charcoal grill. Also the fitness room: 30 sqm is a statement. Almost as much as you plan for your future children. Half as much is also fine. I do fitness myself. There are discount prices for the equipment. So: if someone comes here with double the area, one assumes that a few euros will also be spent on equipment. If you deal with fitness, you know that everything healthy can be done on 3 sqm without equipment. * Somehow it seems a bit like caught-out bluffing to me [emoji23]

Regarding equity: that should actually serve as a good foundation for a down-to-earth house... here it really reads as if a lot of money is supposed to be squandered on things you don’t need. That can’t be very likable either, so always stay within limits.

Find a plot in the outskirts or a generous building gap in/at the village. There you probably have all possibilities for the house etc. You won’t be able to fit your size wishes in a new development area.
