I had a decent buffer in the 1.2 million + furniture and equipment appropriate for a 300 sqm house. You’re not going to install laminate for 4.99/sqm and build in a €2,000 kitchen.

Also, I assumed the biggest case of 300 sqm.

Furthermore, with little personal contribution.

Under these conditions, seven figures with land and furnishings is simply achievable.

Sure, it can be cheaper. But: How much does furnishing a fitness room of at least 30 sqm alone cost? Or are you just running in circles there and doing some free weight training?

I do not think it is right to associate a larger space requirement automatically with higher equipment. See the example of the outdoor kitchen, which the OP has relativized. This is not about 20m of stainless steel modules from Weber grill for 20,000€. Accommodating a gas grill, a small fridge, and a sink with cold water. Maybe 5,000€. I also do not believe that 300sqm have to come together just because the desire for a 30sqm home gym is on the list. The conclusion that this means all the other rooms will also be huge is wrong.

Alex, it was asked how much 300sqm cost. Not whether a house with [HomeGym] has to have 300sqm.

I could also fit the wish list into significantly less - but that was not the question.

You haven’t hopefully gone into politics, where the question is modified before the answer?

For 10k you really get everything you need in the home gym. It will rather be cheaper. I also think that many have the wrong impression of what I want.

Well, it would roughly be around 250-300sqm. I think 250sqm would be sufficient. And even 300sqm does not necessarily cost 1.2 million.

Not per se, right.

But I also read the wishlist more luxuriously than it was actually meant.

Still: 300sqm and a suitable plot for 120€/sqm, with all incidental costs plus complete furnishings, you’re heading firmly towards seven figures. You can stay below that. You can easily overshoot.

I would like to point out that the resale attractiveness at that size also depends on certain features. Controlled residential ventilation is almost mandatory, KNX (at least setting up the basics) would also be more than just nice-to-have.
