With us, used properties are relatively close to the land + (new build value - max((new build value * (today() - year built)) / 70.0). You don't often pay a premium here. I would love to have such a nice plot in a new development where fireplaces and pellet heating are banned. Unfortunately, that doesn't exist here - although many new developments would be too cramped for me anyway - and you are not allowed to keep sheep either. Crazy - by the way, interest rates are on the decline again. In short: what a discussion

That is also my approach. For example, with our basement apartment, the roof does not become larger and we don’t get more concrete ceilings. That’s why I never understood why the usual basement apartment additional costs still had the complete square meter price added on top.

If a new building were to be sold in our region, it would certainly be at a profit. I do not believe that proper construction will lose value in the long term in the Stuttgart metropolitan area. This will happen similarly in many large urban areas.

The trend is increasingly towards a few metropolitan centers, and everything in between is being depopulated. But even in these metropolitan areas, there are plenty of quiet, idyllic places next to the center of the metropolitan area. While Germany as a whole is shrinking slightly, these metropolitan areas are growing rapidly. This is due to the extreme migration from rural areas to metropolitan areas. By the way, these are not only the core cities but also the surrounding, rural- or small-town-characterized communities. Around Munich, almost everything within a 50 km radius benefits from this; other cities don't have such a wide "sphere of influence," but even there, real estate is in high demand not only in the city but also in the surrounding area.

I consider that a bold thesis; is that not by chance the civil engineer who will be preparing your building application?

For simple architecture, this statement "can" be correct; if the civil engineer has always designed and built only simple aesthetics with a gable roof, I am limited with him. If we are talking about more complex architectures - tent or flat-roof houses, half-hipped roofs, definitely bungalows - he won't make it with his 5%.
