Hello,


There was nothing to "inform" about, nor is my customer being "ripped off." By the way, a provider's prices consist of more than just the pure material costs. In the described case, all factors fit together; therefore, I saw no reason to advise against the contract.

There is a very good quote by John Ruskin about the "law of economics," in my opinion. You should, in my view, be careful that its essence does not catch up with you at the end of the day.

Correct. But with electricity, water, sewage, trash, chimney sweep, etc., it doesn't make a difference whether the house is 129 sqm or 197 sqm. Either you cook, shower, produce trash, etc., or you don't. Tidying up, keeping order, and cleaning is easier in a larger house because you have more space to organize, more space to easily wipe around furniture/bathroom fixtures/etc.

Surely you meant the heating costs? Let's do some calculations. The two example houses I calculated have areas of 9.04x9.04 and 10.60x11.22. I'll assume a height of 6.00 meters.

Case A) 9.04 * 4 sides * 6 meters = 216.96 sqm 9.04 * 9.04 * 2 (top and bottom) = 163.44 sqm = 380.4 Case B) 10.60 * 2 sides * 6 meters + 11.22 * 2 sides * 6 meters = 261.84 sqm 10.60 * 11.22 * 2 (top and bottom) = 237.86 sqm = 499.7

This results in 31.4 percent more heat-transmitting surface area.

What assumptions shall we make regarding transmission heat losses, thermal bridges, and ventilation? I think 1/3, 1/3, and 1/3 is a good estimate. More thermal bridges (number of building edges, number of windows, number of exterior doors, etc.) and more ventilation losses (due to opening the front door, windows, etc. in winter) will not occur in the larger house; the 1/3 portion of transmission heat losses alone will be increased by 31.4 percent. This results in about 10 percent, in the worst case maybe 15-20 percent higher heating costs overall. In a modern house with a family of four, heating costs make up about half, and the hot water demand in the household accounts for the other half. This other half does not decrease, so we arrive at approximately 5 percent higher gas costs/heat pump electricity costs. In the worst case, 10 percent. How much does one consume in a 129 sqm KFW-55 house? Maybe 600 EUR in gas costs per year? Then in a 197 sqm KFW-55 house, maybe 660 to 720 EUR. An incredible 60-120 EUR more maintenance costs across all areas for 53 percent more living space.

And yes and no: certainly, an area is quicker to clean than niches and corners. Nevertheless, there is a difference between 100sqm and 200sqm, because then the time factor must also be taken into account.
You are very well-read, but one should always occasionally judge for oneself whether something is wishful thinking or if there is some truth to a thesis. Your single-topic lectures fall far behind and have become boring by now.

Construction costs are higher - and significantly so by more than 70sqm.

Higher prices for electricity, heating, insurance, and property tax are also present.

What probably bothers most people here is your almost mocking writing about people with smaller houses - how stupid they must be.

Even months ago, being just as small and defending it endlessly, Grym now writes as if there never was any other wisdom. But the internet forgets nothing...

If it were all so cheap and logical, why do so few build large?

Ultimately, it is also a decision for life - many do not want a huge building later that stands more empty than full.

Guess how many have asked us about the house size, why so big, and who is supposed to clean it, and so on... it is ultimately a personal decision that even a Count Count should accept.
