Two-family house up to €270,000?

I think searching for 2 months is really still very little... we looked for used properties for 1.5 years before we dealt with a new build. And doing it yourself is only worth it if you can apply your own manpower. As soon as craftsmen come in again, it gets expensive... How about a condominium?

I think a condominium is not suitable for 2 families. I plan to build together with my parents so that they no longer have to rent in old age. However, since retirement is approaching in 10 years, their financing should not last much longer.

Searching for 2 months is nothing. This is an inventory of the current offers. However, they can and will change over time. You should plan for at least 1 year, better 2. We searched for one and a half years, looked at 13 houses/apartments. Two of them were possible options, unfortunately we didn’t get one of them, it was a listed building from the inventory of the finance administration (ex-employee houses) and there was a secret bidding procedure. Since we had no idea what to offer there, we simply took our budget minus renovation costs (estimated). That was apparently too little. Really a pity! But our house is now the second best from our "hit list" and that is something to be happy with.

Since we are currently building a two-family house, I can throw a couple of data points into the room.

230 sqm
2.5 stories
Simple gable roof
Without basement
Without garage
From Gü 400,000
Connection costs etc. already included in the price
On top soil walls garden
Plus 85,000 for the plot

Since we are also building a double garage in EL, the whole project will cost about 550,000.

So I think with your budget no chance.

I hate to destroy dreams.

We searched for over 6 years for a two-family house in our area. Over time, the amount we wanted to spend increased and our expectations almost sank to rock bottom.

Eventually, only new construction remained. I had resisted new construction for so many years because of this, preferring to make compromise after compromise with existing properties, since I had witnessed too much in the area of how a new build can go wrong.

And despite at least initially great care, a high standard in the selection process, we are in a nightmare of house construction. A nightmare I wouldn't wish on anyone, and from which I want to protect others.

If interested, get in touch with me, I will tell you about our build and what you have to do to avoid repeating our mistakes.

Especially if you have neither time nor expertise, forget about wanting to expand or want to get involved, believe me, that is totally over- or underestimated by most people. When I think about how much time we involuntarily spend on a construction site doing things that were never planned like that.

The only consolation, and only for morale, is the special construction legal protection insurance. Whether we see any money is not certain, but it is helpful not to have to pay lawyers extra.

We surely have a few helpful tips for you. In which area did you want to build?

Basement... Originally we wanted to do without... but in the end we did it. After knowing how the earthworks turned out, I wouldn't do it again. It is often suggested that it's not much more expensive, you have to work on the foundation slab anyway... I like to email the offer from our earthworks contractor and the invoice that THEN arrived... and he had only done half of the total scope so far, the backfilling and work after the house was erected was not included yet... Next door, excavation was just being done only for the foundation slab. Hardly anything was removed from the service area. I'll ask what that cost.

Choosing the plot is also tricky. As a layperson, you can't understand much of what's written in it. Or you can experience unpleasant surprises about what is prescribed and forbidden to you.

Building... I already hate our house, and I don't even know when we will be able to move in.

Special construction legal protection insurance? Such a thing does not exist or has not existed for a long time?!
