I hate to destroy dreams.
We searched for over 6 years for a two-family house in our area. Over time, the amount we wanted to spend increased and our expectations almost sank to rock bottom.
Eventually, only new construction remained. I had resisted new construction for so many years because of this, preferring to make compromise after compromise with existing properties, since I had witnessed too much in the area of how a new build can go wrong.
And despite at least initially great care, a high standard in the selection process, we are in a nightmare of house construction. A nightmare I wouldn't wish on anyone, and from which I want to protect others.

Especially if you have neither time nor expertise, forget about wanting to expand or want to get involved, believe me, that is totally over- or underestimated by most people. When I think about how much time we involuntarily spend on a construction site doing things that were never planned like that.
The only consolation, and only for morale, is the special construction legal protection insurance. Whether we see any money is not certain, but it is helpful not to have to pay lawyers extra.

Basement... Originally we wanted to do without... but in the end we did it. After knowing how the earthworks turned out, I wouldn't do it again. It is often suggested that it's not much more expensive, you have to work on the foundation slab anyway... I like to email the offer from our earthworks contractor and the invoice that THEN arrived... and he had only done half of the total scope so far, the backfilling and work after the house was erected was not included yet... Next door, excavation was just being done only for the foundation slab. Hardly anything was removed from the service area. I'll ask what that cost.
Choosing the plot is also tricky. As a layperson, you can't understand much of what's written in it. Or you can experience unpleasant surprises about what is prescribed and forbidden to you.
Building... I already hate our house, and I don't even know when we will be able to move in.
