Wrong! The question must be: What do I have to remove so that house construction is possible at this price?

Search around the forum a bit, costs are discussed here all day long. You will surely find something.......

For 200TEUR you will get at most 'your' house, but built in 1970 and without any renovations. Including a bathroom in moss green or Bahama beige.

Do you have an idea of how much the price per square meter of land is in your area?

I am tired of answering the same questions over and over when reading up a bit – before posting recklessly here – is not too much to ask. Always letting others do the work is not exactly what I understand by asking for help

oh, you guys seem pretty annoyed here.
That is not helpful. And responding with arrogance is not appropriate either.
Of course, I could also sift through the forum for hours and days. But what I am looking for are current figures and not ones from 1900 and 2000... A lot has changed since then.

Instead of being so unfriendly to newcomers here, it would surely be better not to respond at all.

We could add a bit more on top of the 200.
We would definitely save if we could take a smaller plot. But that will probably be at least 450 for a single house. For a semi-detached house, more like 300. The price per sqm is between 310-330. Surely there will be additional fees.

With a semi-detached house, the question then is how that would even work. Of course, we want to move in quickly - hence the prefabricated house - but is there even a neighbor who wants the same?

Simplified illustration:

square bungalow:
100 m2 floor area has a floor plan of 10mx10 m
That means
Walls: 4 x 10m wall length x 2.5m story height = 100m² wall
Base slab 10x10m = 100m² base slab
Roof 10.50m² * 10.50m² = 110m² roof
Total exterior surface = 310m²

square 2-story building
50 m2 floor area per story has a floor plan of 7.1mx7.1 m
That means
Walls: 4 x 7.1m wall length x 2.5m story height x 2 stories = 142m² wall
Base slab 7.1x7.1m = 50m² base slab
Roof 7.6m² * 7.6m² = 58m² roof
Total exterior surface = 250m²

You see overall the 2-story building has less exterior surface with the same total floor area.
How the unit prices per m² roof (incl. insulation), wall (incl. insulation and plaster) and base slab (incl. groundworks) are, I cannot answer for you. I assume the wall is still the cheapest there.
Only the staircase comes as an additional cost for the 2-story building and you have to additionally calculate the area for the staircase.

You will come to the same result if you compare a square house with a rectangular house.
A cube simply has the least exterior surface relative to the interior volume. (unless you plan a spherical house)
