Hello Südheide,

you do realize that I would very much like to learn more details: company? What kind of samples exactly, what did the fun cost in the end, which own contributions.
I am still calculating back and forth. And in the end, I want a finished house AND a finished plot. Own contributions are not an option for us. More likely, to specify various tasks such as flooring.

Weberhaus once gave us a rough estimate. I have to dig out the note again since I don’t have sqm and house at hand.
The rest looked like this here:

Land +10%. 140,000
House 250-260,000
Additional costs 40,000
Garage 11,500

I don't think the company will help you further. As already mentioned, it is a regional family business. Own contributions are also mentioned in my last post.
- Wallpapering and flooring
- Windows and doors come from the father-in-law, so there is a bit of a discount
- Outdoor facilities (really just the landscaping) we'll do a year later
- Carport as well

Since we wanted to get involved anyway, this is the perfect solution. We didn't want to just put our feet up, but everyone does as they please. For us, these tasks are manageable; for example, we wouldn't have plastered or anything like that.

The pure house costs about 149,000 EUR in the "package," unforeseen things can still happen, but of course we also have a small buffer for that.

So far, everything is running smoothly.

As mentioned, we do not want or are able to provide any own work. Better to hand it over to other trades. The title is also "turnkey". Therefore, one more very specific question. How about this house: K13.2 Novum are 1500 euros per sqm and fits within my budget. Plus 140 land, 40 incidental costs. Then I could still invest 15 in the garden and it would be great. Or????

Also a quick question, since it is not a Kfw house. How much energy costs do I save per year with a Kfw 70 house?

What about flooring and painting work?
For example, with us, the painting work includes painting/staining the roof overhangs.

Furthermore, I would still plan at least €10,000 for higher-quality/additional equipment for tiles, electrical, sanitary, etc.
In your example it is explicitly mentioned, but in many construction service descriptions, for example, there is no mention of shower cabins.
One more socket here, an additional light switch in the hallway, €10 more per m² of tiles, a glass panel in the interior door, antenna/network cables in all rooms, outdoor water tap, prepared power cable to the garage, etc.
And suddenly €10,000 is gone.

Flat roofs are probably one of the most expensive types of roofs.

Where is the leeway for the EL or buffer?

If you speak of about 130 sqm, you probably mean the base area, which corresponds to about 104 sqm/living area (WF). If you multiply this WF by the price/sqm/WF I used in your first post, you are back at TEUR 156. The "package price" more or less fits minus the windows, although I don’t believe that your new home is a KfW 70 efficiency house; although construction costs are about 3% cheaper up north with you. Garage and outdoor facilities can always be done the following year or later; many builders do not do it any other way.

I think you are very brave and hope everything goes for you as you wish ... because you still have quite a bit to manage!

This provider is a reputable one and you can assume that price and performance are correct. The difference lies in the system – Weberhaus is a prefabricated house provider and therefore systemically more expensive than a conventional solid house builder. Do you not have a plot yet? Best regards
