Turnkey prefabricated house - total price okay?

well, it's not really the same. If it can be built in November, I usually can't even think about that with a solid house. The prefabricated house is up in no time. Of course - the preparation time has to be right.

Solid houses can also be built in winter. The company you mentioned, Viebrockhaus, even builds houses in winter under tents.

oh, great! well then... if the price would also be right. at least with massiv the bp is already included. that should be enough, right??

or does it have to be a semi-detached house after all?

Viebrockhaus is not the cheapest provider... and everything that is taken as extra equipment costs more than elsewhere

A semi-detached house is cheaper overall due to the smaller plot share; a detached one, for the same reasons and the additional exterior wall, is more expensive. Either way, you can build a cozy little house of about 145 sqm for EUR 250 (EUR 240 minus exterior work in EL).

Where are the plots located – in which municipality/city do you have the choice between detached or semi-detached?

This depends partly on the building envelope – with a semi-detached house, a large storage room on the ground floor will probably be difficult – and on other textual regulations. Attached you will find "one" of many solutions but one with a PD.


Have you forgotten that "Der Da" wrote quite a bit to you on the subject of prefab houses and speed? Prefab houses are not faster – "finished" only means the actual erection of the shell including the roof. During production time, the shell structures are also up with the solid builders; we’re talking – at most and if at all/depending on the order books – about a time advantage of 2 weeks.


This is repeatedly discussed on this forum; it is due to the different production methods and is no rocket science. The provider you mention is one of the more expensive on the market and I doubt your budgeting will suffice – at least for a detached single-family house.

My advice to you: decide first what it should be. Prefab or solid house, semi-detached or detached – once that is clarified, you’ve already taken on a big part.

Hello,

that is always difficult to say. Maybe a website on the Internet can help you, just google house building companies and comparison. There you can directly enter your wishes (everything that is possible for you e.g. bungalow or single-family house, etc.). And your maximum cost limit. They then search for companies for you that can manage this at this price (your 200,000 €) and still have reasonable construction contracts. We saved nearly 9,000 € with the site. Just got the contract
