Who is the provider and what are you supposed to pay TEUR 250/260 for?


Rather TEUR 15 - a bit of greenery/lawn turf should certainly be included?


In advance – I really hope that my interested parties come away better informed from our discussions

It crucially depends on the provider – if it is going to be a prefabricated house, even more so; there are very different lending limits here. And then it critically depends on the seriousness of the financing broker. Best in all variants: an equity share above 20%.

PS: what do I have to understand by "a somewhat higher class"? You can pretty much upgrade the sanitary equipment at any provider; that really comes last.

So I really can only swallow my pride again and again. I have been reading along for quite some time now, even before registering... and always thought that we could never-ever buy a house, let alone build one. The prices are really something.

And yet it is possible!! I definitely don’t want to question the expert opinions here, especially I have always valued Epis’s opinion a lot, but it also works with less budget.

I had such a stomach ache when we signed with our regional construction company, "in the forum it says that can’t go well at that price – what isn’t in the contract won’t be done, etc."

Many important points were mentioned on what to pay attention to... all correct and important.

Many families build with "our" company and are very happy. We had a budget of 220 TEUR (including a smaller plot, with "only" 75 € per sqm + child allowance, including 10 TEUR for the kitchen, 35 TEUR ancillary costs, painter and flooring in EL, without exterior landscaping) for a 1.5-story house with about 130 sqm and not the biggest equity.

Of course, we also made compromises, for example, we would have liked a bungalow, but that was really not feasible.

I hope the text is not too confusing, in hindsight it was always an emotional topic to read along here, after all, you want to create a home for your children and yourself...

You want to say that you bought a turnkey single-family house for €150,000? The question here is what compromises had to be made for this.

What I mean by that is, however, it is not completely turnkey (I perhaps should/might have mentioned that above)!

Of course, we also had to make compromises, but in our eyes, there were not that many "important" ones. For my husband, it was the garage. We will build it in the next few years, well, then you won’t be able to enter it directly from the house anymore, but that’s not a big deal. We don’t know it any other way anyway... maybe it will even just be a carport.

The windows and doors will be installed by my father-in-law or the company; he is the sales manager of a large, nationally known company in Germany.

And like many might think now, we don’t have just the standard versions.
