Now you have said nothing suggestive. It was positive at Weberhaus. The offer included a fixed price guarantee, base slab, etc. I don't see any hidden costs there now. In detail, of course, it may be that fewer sockets, simpler equipment, etc. are offered. But the equipment line can also be upgraded if needed. Basically, I read it as if this – when you take the house exactly as is – is exactly the case. What is wrong with that??

With Bauexperte, it reads as if the entire provider is worthless.

No, costs are always being hidden. You will never pay the price that you are first quoted.

Some things that almost always have to be paid extra:
Outdoor water tap
Sink in the technical room
Roof over the entrance
Stairs in front of the entrance
Sealing of the floor slab in areas without splash protection
Splash protection
Base plaster
Changes to the floor plan (even if they are small.)
Floor recessed staircase
Larger water tank.. Usually the standard is 100l of hot water.... that’s not enough to fill a bathtub
If with a chimney: fire protection wall, or even chimney at an extra cost
You could go on forever... there is always something when you get a detailed construction service description.

And around it, you’d be surprised what else can come up.

No, that is certainly not what I meant by that; also Kern-Haus reaches for the ceiling. The majority of potential builders still see "stinginess is cool" as desirable. Only – I am not just a moderator, but also a saleswoman. If I were to write everything I know, on the one hand, users here would not believe me and on the other hand – and I think most would see it this way – they would accuse me of "speaking negatively about the competition." The majority of potential builders want to shower but not get wet.

In the fine print of the ad, it says that the house – because it was awarded – is available as an offer for EUR 225k plus garage. If I “add on” everything that characterizes a qualitatively valuable house, I am back to what “I” would call a realistic sale price; "Der Da" has hit the nail on the head … once again. No one has anything to give away, not even Kern-Haus. I refrain from making any statements about this provider because I have often – instead of his – driven home with a contract; I inform fully and not in bits and pieces!

But I gladly admit that I try to pick out the “thinking along” builders from the multitude of inquiries. It is still very advisory intensive, but with them, I do not have to engage in nonsensical discussions like "stinginess is cool." By no means do I mean to say that I choose my clientele according to their wallets – I just accepted an Ömi contract 14 days ago. It mainly depends on attitude, regardless of any status thinking!

If you want to build a house, there is no way to compare one house with another. Sure, I could say now, house "x" costs EUR 200k – but then you must build it exactly the same way and not differently, the plot conditions must be identical, and … and ... and.

I constantly write here about prices; more than an approximate value is not possible. What is possible – and this is communicated by €uro, E.Curb, Baucoach, me, and also many experienced users – is to explain the framework conditions, what is offered too expensively and certainly too cheaply, the pitfalls in the building contract, to explain what many providers like to keep quiet about, what to watch out for ... the list is very long and permanently readable here.

What you need is an intensive advisory conversation with a salesperson you trust. Or – if this advice is also too general for you: go to the new development areas. Best on the weekend – there you will meet many builders. They will answer honestly, independently of sellers and providers. A forum like this can only accompany and warn against the biggest traps. You have to find "your," the right provider for you yourself ... there is no universal solution here either.

Nevertheless, I find it difficult and strange compared to all other products. I can equip a car brand with a special engine, leather seats, or various rims. Or I take it in the basic configuration and then pay the fixed price X. With house construction, it's somehow different. When I look at a house in the model home park and say I want it EXACTLY like that, I still don't get a concrete price. That's strange, isn't it!?

Surely, builders also give me subjective information about their house. But even here: concrete final prices... nowhere to be found. The same goes for all the TV reports. Nowhere - except for very few exceptions - do you find out what the house actually cost in total at the end.

I had actually hoped to find a forum somewhere that offers the following info: House Y turnkey with floor, wallpaper, and basement/foundation slab purchased. That was the initial price used to lure us, that was the price we signed and that is what we actually paid in the end.

We would also build conventionally... if we had the time for it. Unfortunately, we don’t. So we are a bit stuck with prefab houses. And I actually thought that the prices there were fixed prices...
