I can already see that this varies extremely and one should probably plan more time rather than less.

Or how guaranteed is a completion date when weather, logistics, etc. simply cannot be influenced?

Drying phases should ideally maybe not be from November to March?

For us, it started 2 months earlier than we had actually planned.

We signed the contract at the end of November 2014, submitted the building application 3 weeks later, and then waited 7 weeks for the building permit.
Construction began in the first week of March 2015, a little over 3 months after signing the contract.
We moved in at the beginning of August.

However, we were also very lucky with the weather. During the shell construction phase, the weather was almost continuously good. Apart from a storm that knocked down a gable, we had no problems and the handover date scheduled in the construction plan could be met without any issues.

This date should always be seen in relation to the external conditions. If there is ground frost during the planned construction period, no foundation slab can be laid without the addition of chemicals. Currently, manufacturers of precast ceilings are barely keeping up with production, so many contractors are reverting to shuttering; accepting that additional plaster work will be required afterward.

In other words, the better the uncertainties correlate with each other, the higher the probability that the completion date can be met. So when terminating the rental apartment, always plan for a manageable double burden!

why? during the screed heating phase we simply had almost all windows tilted and the heating on full blast. the heat went out, the building was very dry. of course, it dried for a few days beforehand without windows open (because of draft). something like that wouldn’t work in winter because of the horrific heating bill.

logistics as a delay to the construction time is really not the client’s problem. a construction time guarantee is there so that you can rely on it. bad weather also has to last more than 2-3 days. in summer, you only get away with it if it storms and hails for weeks during the shell construction phase.

we canceled our apartment lease roughly when the screed went in. we waived the construction dryer (cost 500€ including electricity) and instead planned for 1 month of extra rent (500€ cold rent). in return, we got 5 extra weeks of buffer for free. canceled for 30.11, moved in on 30.10. so it was completely unnecessary, but we were able to transfer the painting work to the next tenant for the "free month." win-win, because the next tenants didn’t have much money and we weren’t keen on painting the apartment anymore.
