Hello everyone, we have the opportunity to buy a plot of land for a townhouse and are currently working on some initial floor plan ideas. The plot is 14.5m wide and 22.5m long and as far as we understand, a 3m wide garage must be placed on the left side. On the right, our plot ends at the street, so there is a boundary setback of 2.5m. I am attaching my current floor plans and the development plan (plot marked) and look forward to your opinions. Thank you very much in advance

Thanks to this entry I came here, so it would be great if someone also takes a detailed look at our floor plan

How many people of which ages are supposed to live there?
Is the door between the kitchen and the hallway a sliding door or will it remain open?
Am I correct in seeing that no bathtub is planned at all? That would be more important to me than two sinks, even though those are admittedly very practical.
The "walls around the shower" - should they be solid? Glass would make the whole area significantly brighter.
I'm missing a bit of space for the pipes, how does the wastewater get out of the upstairs bathroom?
I would move the office door (ground floor, top right) slightly upwards so that a deep cabinet can fit behind it.
Consider the same for the room upstairs, bottom right next to the window.
I would make the guest toilet a bit wider and sacrifice some wardrobe space for that.
For the kitchen, I would prefer an L-shape instead of two parallel work surfaces, but that is certainly a matter of taste.
I would have the wall upstairs between the bedroom and the hallway-workspace constructed in such a way that it can be remodeled later (possibly also considering the underfloor heating), e.g., into a dressing room in/at the bedroom.

best regards

Is the left the other right? With the questionnaire, 90% of the inquiries become unnecessary.
