I would also strongly advocate for filling out the questionnaire if you want good and useful tips here. Just spontaneously: I also noticed the thing with the bathtub. We also have an almost 9-month-old baby here - nothing works without a tub! And: Your hallway downstairs will be very dark at most when the doors are closed. Are you aware of that?

Thank you very much for your comments, I have now completed the questionnaire:

Development Plan/Restrictions
Plot size: 323 sqm
Slope: no slope, flat plot
Site occupancy index: 0.6
Floor area ratio: 2 full floors
Building window, building line, and boundary: see development plan Perimeter development
Number of parking spaces: 1.5
Number of floors: 2
Roof shape: flat-sloped roof
Style: modern, Bauhaus
Orientation: -
Maximum heights/limits: GH max 7.20m, TH max 6.50m, TH min 6.00m
Further specifications: this is construction type A1 terraced house

Requirements of the builders
Style, roof shape, building type: green flat roof specified, style modern, with many windows
Basement, floors: basement planned with 2 full floors
Number of people, age: 3 persons (34, 31, in 9 months)
Space requirements on ground floor and upper floor: ground floor kitchen, living and dining area and an additional office (does not have to be large, for a home office space)
Office: family use or home office? Office as a home office space
Guests sleeping per year: none
Open or closed architecture: open architecture
Conservative or modern construction: modern construction
Open kitchen, cooking island: open kitchen
Number of dining seats: 4-6 dining seats
Fireplace: no
Music/stereo wall: integrated into TV wall
Balcony, roof terrace: balcony planned above the living room extension, access via children’s room
Garage, carport: since this is a terraced house, the garage/carport is the connection to the neighboring house. Whether carport or garage is currently being asked at the municipality. It is certain that it must be at least 3 m wide.
Utility garden, greenhouse: garden with lawn and hedge.
Other wishes/special features/daily routine, also reasons why this or that should or should not be: no major special features, we do not need a bathtub in the bathroom as none of us are “bathers,” so we have planned a larger shower 90x120 and preferably two washbasins or one large one. Since our family life takes place in the living/dining area and kitchen, these should be nice bright rooms.

House design
Who designed it: so far we have planned it DIY and selected the best from several floor plans. Our current furniture is already drawn in on the plan and will also move into the new home.

What do you particularly like? Why? Open bright living and dining area with access to the garden. We like it bright and friendly.
What do you not like? Why? The bathroom is not quite optimal yet; a different room layout would be sensible.
Price estimate according to architect/planner: currently €450,000
Personal price limit for the house, including equipment: price estimate is just within the range
Preferred heating technology: air-water heat pump

If you have to give up, which details/extensions
-can you do without: loggia
-can you not do without: basement

Why has the design become as it is now?
We took ideas from several floor plans and put them together for ourselves. We still have a general place in the upper floor hallway for a piano or a second desk. The open living-dining area with kitchen is a must for us. Also, the kitchen must have a window to look outside. We have a very large closet in the hallway to store the vacuum cleaner etc. next to the wardrobe. From our point of view, the bathroom layout is not optimal at the moment.

What is the most important/fundamental question about the floor plan summarized in 130 characters?
We have the requirement to plan a terraced house but are last in line, so we only have a neighbor on one side. The street is on the other side. Ideas and experience with terraced houses are important to us; what must be considered in the floor plan in this case?

Let yourselves calculate how much more it would cost to completely build over the living room bay window. That could relax the sleeping floor a bit.

I am also planning the house almost around the bathtub so that the child can be soaked :o)

Without a bathtub, nothing worked for us either. Apart from that, a bathroom without a bathtub is missing something. Maybe in 20 years, one will be glad to have a rheumatism bath installed. Retrofitting is unfortunately very difficult to impossible. Better to forgo the balcony, make the upper floor a bit more spacious, and put in a bathtub.

I would put the office in the basement and plan a light well. On the ground floor, it is also tight in a few corners.
