Development Plan/Restrictions
Size of the plot 323 sqm, a flat roof must be built with two full floors
Number of parking spaces: 1.5, the garage must be 3m wide.

Requirements of the Builders
We are planning with two children (currently one 9 months old) and an additional office for home office. We are planning a basement so that the technical equipment etc. will be located there. Preferably a modern style with lots of windows.
The kitchen should be open, preferably as shown in the drawing.

House Design
The current plan comes from ourselves. And we have tried to accommodate everything, such as also the additional possibility to fit a folding table or keyboard in the hallway on the upper floor.

Filled out as best as possible

How many people of what ages are supposed to live there?
Is the door between the kitchen and hallway a sliding door or will it remain open?
Am I seeing correctly that no bathtub is planned at all? That would be more important to me than two sinks, even though those are admittedly very practical.
Should the "walls around the shower" be solid? Glass would make the whole area noticeably brighter.
I’m missing a bit of space for the pipes; how does the wastewater from the upstairs bathroom get out?
I would move the office door (ground floor, top right) slightly upwards so a deeper cabinet fits behind it.
Consider the same for the room upstairs, bottom right next to the window.
I would make the guest toilet a bit wider and sacrifice some wardrobe space for that.
For the kitchen, I would prefer an L-shape instead of two parallel work surfaces, but that is certainly a matter of taste.
I would have the wall upstairs between the bedroom and the hallway workspace built in a way so it can be converted later (possibly with regard to the underfloor heating), e.g., into a dressing room in/at the bedroom.

That’s really very kind, thank you for all the comments. I will definitely implement quite a few of them.
- The shower is not yet decided whether glass or masonry, but I think we will go with glass.
- I need to clarify the wastewater situation.
- The opening in the kitchen should initially remain open; later a sliding door can possibly be installed.

I do not necessarily infer that from the plan depiction; in my assessment, more is possible if the house is correspondingly narrower.

As good as possible is often inadequate. Few also say: fail, 6! I wouldn’t say it like that now, but you can’t expect an answer if necessary information is missing. Therefore: either you have a good feeling about the property or not – buy or leave it.
