For a hillside location, a basement is mandatory and the ancillary construction costs are relatively high due to excavation work. Let's assume 60k each, leaving 280k for 160sqm or 1750€/sqm for the rest. Tends to be less since the basement also becomes slightly more expensive. This is not only tight but too little if you cannot contribute a lot of personal work.

Uff if you don't put in an extremely high amount of own effort or the builder is your father-in-law it will be more than extremely tight. For a straight plot of land you take 2,000 euros as a rule of thumb + ancillary construction costs. For BW that will be tight. On top of that comes the hillside location. Not impossible but you will have to give up on quite a lot. You can't partially push back the outdoor facilities. On the hillside they cost more and can only be partially done by hand. Don't imagine it to be too easy in addition to the installment, to higher ancillary costs, to countless unplanned bills to sweat out five-figure amounts for the outdoor facilities.

Yes, I just realized that you don't necessarily have to build three stories there. Still, it's very tight, the whole 160sqm*2000€ would already be 320k€, so basically only the incidental building costs remain. A residential basement is also somewhat more expensive to implement than above ground and the "upper floor" is usually a full floor. And outdoor facilities on a slope are not only for aesthetics but also to prevent the slope from sliding away.

As mentioned, a basement was not desired, hence the idea of a living room in the basement level. That means single-story. Regarding capital. You need to know people and, of course, factor in personal effort. Additionally, my wife works in the building materials trade. That adds quite a bit to the equity.

A friend has the entrance at street level, the slope descending towards the east. On the ground floor are the parent’s room, children’s rooms, and the bathroom. In the basement there is a living area, workspace, and storage room. It has become a dream house.

Am I overlooking the north arrow? Is north also at the top in your plan?
