Detached house on a hillside, approx. 220 m², 2.5 floors, gable roof - ideas?

In any case, in my eyes you are better off leaving the living spaces upstairs.

I find the rooms all very awkwardly pieced together. Like a desperate attempt to bend each floor around the staircase. If you're not exactly a star architect, I would best take a 1/2 winder - probably with a landing. Therefore, I would redo everything, because the entire floor plan stands or falls with the staircase. If you find the house too boring, it's best to look for examples that you don't find boring and show them to the architect.

So you are planning the luxury of a condominium.... with a basement, meaning utility rooms accessible from the outside. What's the point of a plot of land?

The floor plan thumbnails show too little to be able to seriously tinker with them. What is recognizable, however, clearly looks like a typical 1980s standard gable roof house adapted to a hillside location.

On the one hand, I can understand the desire to enjoy the view, on the other hand, for a house, I wouldn’t want to have to squeeze myself onto such a narrow balcony when grilling or sitting together with friends. That’s only about 2 meters deep, right? I find that way too narrow. Try to mentally place a proper table with chairs on it!

I would completely reconsider the windows. It somehow all has that 80s style. Larger, horizontal formats without those French balconies, then it doesn’t look so boring either, in my opinion.

I would change the stairs. At least with a landing, 90 degrees and then straight steps. It also has a bit of an early years style. With the size of the house, the stairs should make an impression.

Personally, I would get rid of the door from the hallway to the kitchen – even if you have to walk a few meters further with groceries, but that way the kitchen isn’t interrupted so awkwardly. But that is surely a matter of taste.

With the size, including the basement + hillside location, your budget won’t fit. I would wait for very specific offers, but I do see a nasty surprise coming your way...

Think about how often or how long you will enjoy the view. I can't imagine anyone spending so much time looking at the view that it would drastically influence the style of a house. I can imagine that the view is also available from ground level?

Well, it is just a piece of advice.

Otherwise, I agree with my predecessors when it comes to the somewhat dull appearance of the house and the fact that the house does not nestle into the slope but rather looks like a gangly foreign body.
