Since we are building a mix between an American house and an old-style city villa, I really like the style of your house and I can imagine it looking really great with a high-quality exterior facade ([Bieberschwanzziegel]? Dormers also covered instead of sheeted?:)). Since I don’t have children yet, to be honest, I find it hard to envision the room layout for a family of five, but the interior really seems very spacious, yet not quite as practical as you might expect with children from friends and relatives and from what I’ve observed. Your bedroom is on the upper floor too, right? Don’t you miss a dressing room there, more storage space, and the master bathroom directly adjacent? With three children, do you ever manage to spend time in that reading corner, or is it supposed to become a play corridor for the kids? Do you then have a total of three full bathrooms and a guest WC? Is the bedroom on the ground floor only intended for guests? At first glance, I thought you were planning a separate apartment downstairs, because all the rooms are duplicated except for the kitchen. Personally, without a basement, I would turn that third bathroom into a storage room, unless you have a lot of storage space in the garden, by the garage, and in cabinets in the living areas. We lived for many years as a family of four with only one bathroom, which worked great, but without a basement we would have been lost as a family :)
Do you build in or around Munich as your nickname suggests? If, like us, you only plan phases 1-4 with your architect and then want to hire a general contractor for construction execution including work planning, I can give you the tip to make sure to get current prices from construction firms during the planning phase already and add a 10-20% Munich surcharge so you understand upfront what this kind of room layout, a classic construction method with appropriate fittings, and especially earthworks, sewer works, and urban requirements will cost. If the budget is more or less unlimited (which is quite common in Munich), it doesn’t matter, but if you have or want to keep a clear limit, it would be a shame if in the end you can’t choose the right fittings because of the size of the house; in hindsight we would build slightly less large and rather treat ourselves to other things. We did not dare to build with individual contracts considering the effort and the availability of tradespeople; if you are planning this, it would be interesting if you keep reporting on it. We have been chasing six companies for weeks to please send us an offer for sewer works and are glad that everything else is handled by the general contractor :)
