Garages are only allowed within the building structure – but even there, you lack the space on the ground floor when fully utilizing the building window. What could be more obvious than leaving at least one of the two metal boxes outside and adding the freed-up space of almost 20 (!) m2 to the ground floor of the main apartment?

A spacious kitchen could now be placed in the previous garage section below, finished with an island (160 cm wide) towards the living/dining room. The main staircase from the entrance area now leads down to the basement.

Apartment 2 will get a bay window to be glazed, 260 cm wide, which fits a larger table and gives the sofa more room.

Look at the property and try to place 3 cars. Then you'll understand why.

I always got migraines from the sun as a child.

You saved the basement.

With the soil to be removed in the northeast filling the southeast, you only need a retaining wall for the kitchen lighting of the ground floor apartment instead of the balcony and the stairs.

Are the 3 parking spaces needed not only de jure but also de facto? I have now seen the reason in #11 but to the right after the driveway around the corner at least one car fits on a paved area. And the third space de jure in front of the garage.

You just have to set priorities: either the sacred metal box is cozy and warm - or the family spreads out over 20 extra m2 on the ground floor...

It's just a "1m slope". Do you also want to raise the terrace in the south additionally? That sounds cool... but expensive. And the technical room then without a window?

Unfortunately, there is a catch with this design. I wouldn't bury more than 60cm, otherwise the ceiling height in the stairwell won't be sufficient.

But we're talking castles in the air here. Let's see what the appointment with the architect brings.

That feels like 10 less than with #1.

Yes, bury 0.6m, fill 1m, that makes 2.6m, so one story. In the worst case, one or two steps to the south terrace have to be planned. The architect should make an effort.
