Thank you very much for the answers.

Unfortunately, even we only have this site plan from the city - so without measurements or similar. Based on a scale, our architect has calculated the building envelope as 12x18.

We are planning a shed roof in order to be able to use a photovoltaic system. Two full floors are allowed. Regarding the financial question, we are currently planning with about 500 thousand, of course without land.

Shed roof over 12m width with at least 35° roof pitch? How is that supposed to look? Or did you mean offset shed? Do I have a conceptual mistake?

Due to the neighboring buildings, we are allowed to have a 12-degree pitched shed roof.

Do you have that in writing? From the aerial view, it looks like all neighbors have complied with the regulation. Except for one, who did not build in the immediate neighborhood. And 12° is good for photovoltaics?

I can't understand that. If you own property in the five- or six-figure range, then you check and use it, right?! When it comes to the plot, that means you measure it and record it. That's the minimum. Also, take a look at the building envelope yourself... what is possible... what did the architect use as a basis... what is possible for us as the client? Draw, draw, draw... But whatever: the living spaces will cause trouble in everyday life: 5.80 is hardly sufficient for a family dining table and family sofa with TV.

Basically, this is about a two-family house with 3 parking spaces. A granny flat with 2 bedrooms, a spacious common room, laundry room, bathroom, and cellar access can hardly still be called such. Others build a bungalow for that.

As proposed, you get 2 too small common rooms and no one will be happy with that. The parking spaces are also too small and only suitable for Minis and Smarts (which I quite support, but what is the reality?).

Apart from whining, there is nothing useful from the original poster. He/she hasn't even contributed the development plan themselves. Questions, ideas, or suggestions are brushed aside and ignored. Not knowing one’s own property also seems absurd to me. Either one is completely overwhelmed by the situation or not interested.
