Great. The plot is just quite small. You really have to consider whether to rotate the house or divide the space differently. Otherwise, the garden immediately feels much more cramped. You’re probably already near the optimum.
But somehow the whole thing still doesn’t look quite harmonious. Let’s see if there’s still potential.
Umm... well, in our area, newly developed plots of 544 sqm are almost considered large landowners.
Personally, I find the plot and the placement of the house good. Narrower towards the street and wider in the southern area where the garden is. Sure, a garage costs ground space, but the garden is separated towards the street. Everything I noticed about the floor plan has already been mentioned. I definitely also prefer version 2. I would likewise miss a wardrobe at the entrance. I also don’t find the utility room and “mudroom” that elegant. You are already changing the windows. Overall, apart from the addressed and already discussed things, I find it solid... but if I’m honest, a bit boring too. Of course, that’s a matter of taste! Overall, it was kind of like I looked at the floor plan and views a few times and thought... the budget is good, 160 square meters is not little... yeah. I don’t see anything in the floor plan that struck me as clever, and the views (maybe also because of the Sims look :-P) didn’t really excite me without me saying anything is absolutely no-go. I believe with your conditions, more sophistication would be possible. But as I said - it’s a matter of taste - and you have to want that too.
