Hello everyone,

thank you very much for your suggestions and improvement proposals.

I forgot to draw the door from the hallway to the living room yesterday.


This is also one of the reasons why the wall cannot/should not move further down.


You are right that the position for a bedroom in the south is probably not ideal, but it is only supposed to be used as a bedroom in old age when climbing stairs is already very difficult. The primary use should therefore be the office, where a lot of light is desired. We have already looked at the option with the long living / cooking / dining area in various model houses, and the spark simply did not catch. I have no idea why, but somehow we just don’t like it.


You are probably right, and it will rather be a pantry including a second refrigerator. The advantage is that when a birthday is celebrated in the garage, the distances to the guest toilet and drink supply are quite short. We would probably still provide a water connection to possibly have everything on one level again in old age.


What exactly would that look like? I can’t really imagine it. It might be worth noting that the only side of the plot that is or will be built on is the left side of the plan (floor plan) or west (right side in the site plan).


That is definitely an option. We would also swap the bathtub with the double washbasin so that the bathtub is in the bottom left corner of the plan and the washbasin is on the wall of the toilet and shower.

I just created it and attached it as well.


It is simply meant to get into the garage dry and warm and to have a niche where a built-in closet can be placed, which then serves as a wardrobe including shoe cabinet for the residents.


Sorry, just to understand correctly, you would place the office door directly above the door of the shower WC, right? So in the current plan, the shower WC door would have to move slightly to the left on the plan?

I would always prefer windows with a lower sill height in a living room. The planned sill height definitely gives quite a basement feel.

That’s also why I’m asking, why knee wall 220 cm? (also makes the shower position directly on the exterior wall somewhat questionable) Why not just a full story right away?

The window on the street side (bottom of the plan) would probably become a strip of windows, so that on the one hand you can't look in from the street and on the other hand the living room doesn't get lit up every time a car pulls up in front of the house. Behind the couch (right side of the plan) there would be a normal double casement window 2m x 1.27m similar to the one used in the office. Do you think that would reduce the basement impression?

Good question, but aren't 2.2m officially to be considered like two full stories anyway with regard to living space?

Try to look at some pictures with such windows. I find it downright creepy. It's now also sometimes done in kitchens ... it really gives me the chills.

I could imagine windows like that, regardless of the upper floor location


Possibly also another narrow one further right on the front or one a bit wider.

Room 1/office only has such a window strip ... very strange when the sill height is 90 cm and the window then ends at a maximum of about 170 cm at the top edge. Then you walk into the room and have the window at belly height and no view outside.

In the bathroom, the shower is in the area of the knee wall at 220 cm (have it checked how high it still is inside after insulation etc.).

I fully agree with you and we have already discussed that. The windows above would all have a height of at least 1.27 m like the one in the office below. I think that should reduce the effect, or what do you think?


Maybe I expressed myself incorrectly here. It’s about the knee wall after insulation etc., so the clear room height should be 2.2 m.

But this only works if you really enter through the garage. If you come through the front door, you drag dirt through the entire hallway. Where should jackets for guests be hung?

Exactly. Of course, this only works if the rooms remain easily usable as a result. But in general, I think there should be a certain alignment. That makes it calmer and more harmonious.

kbt has already mentioned the windows - more light needs to come in!
