But now the bathroom is above the living room. And where the drain should run, doors and windows are planned on the ground floor. That doesn't really fit either.

It is helpful in planning to always consider both floors together and to always post both current versions side by side here.

To avoid additional construction costs and later trouble with many drains, the bathrooms should be planned on top of each other. The toilets as close on top of each other as possible. One can build differently, but the former simpler variant is simply more sensible. 250,000 for a 170 sqm city villa is not much, 50,000 for incidental construction costs including demolition is not much either. There should be a bit more straightforwardness in the exterior walls, simpler views without bay windows. I cannot assess your EL.

The slope’s course would be interesting here. I would possibly integrate the villa into the terrain and place the utility rooms there. You have too little storage space in the design!!! I would set up a utility room upstairs. The attic won’t be one, a cost-effective roof construction will ensure that. An attic with a floor hatch is also not suitable for storing items of use and consumption -> tools, decorations, crafts stuff, change/sports clothes, brooms, ironing board and so on. Maybe suitcases can be stored there...

If the balcony is added later for cost reasons, it can be used as a laundry balcony. Otherwise, it is superfluous with a garden, unless one of you smokes after getting up [emoji6] For the beds it may be useful, but it is utility versus cost [emoji20]

Since I unfortunately only skimmed some of the posts here, I want to apologize in case this has already been said or mentioned:
The average calculation is 2000€/sqm of living space. Plus additional construction costs. Average standard without balcony or bay window or garage...
You have to contribute extraordinary EL, which, however, also cost time.
I hope I am not the only party pooper here who posts this.
For cost reasons, I see a smaller house here, also rather a gable roof house with DB, which has windows in the gable. But it also very much depends on the slope.

We will also reconsider that and possibly plan something with the slope. It probably won't be as easy as thought.
I will probably also do without the balcony.



Then the budget will really be a bit tight. :/

But continue with new ideas, the opinions reached now, and new knowledge based on this post with your drafts, you basically do that well. Some knowledge is missing, but you will read that here through the brainstorming.

I would only give the tip that you should not fixate on just one option, but give yourself more possibilities. It is then easier to engage with alternatives that are also good. If necessary, you may have to accept compromises or changes with a construction company that are easier and cheaper to implement structurally.

Or you can even use the planning software that kaho674 uses, where the other floor is transparent behind it.


You will definitely get good tips for that if you show the plot sometime.


I see more opportunities and a more personal touch in the terrain (you can see at the bay windows that plain and simple is too flat for you) rather than complications.

By the way, my invitation still stands to "examine" the existing building for continued usability at least in parts. As you are planning now, I see you adding roughly two-thirds of the construction costs again to manage the demolition and the terrain work.

My other invitation also stands: show some insights into the previous designs – who knows what good ideas we might find there.


No, this is (as far as one can say without the other three elevation views) a nice house – just not fitting the plot.
