For the demolition, I can recommend Leinweber to you. Great work, fair billing, very transparent. They gutted for us, demolished, took care of the testing, and sorted and disposed of the rubble.

I also think the floor plan is good, fairly distributed. Except for the kitchen, I would place it at the bottom and prefer the dining/living area. But that's a matter of taste too!

I would like to point out that having two entrances to the bathroom is impractical (constantly locked because the previous user has exited through the other door and did not unlock it again) and that the bedroom, in this arrangement, is a central passage room. You look forward to having the dressing room and being able to let the one who sleeps longer sleep, and then you pace back and forth (and back and forth again because you forgot something) or even go to the bathroom in between and back again… And: balcony accessible from the dressing room? I'm not sure. There's nothing directly against it, since in a single-family house with a garden you usually (almost) don't use it anyway, but it's still somewhat curious.

On the other hand, I find the kitchen nook between the living and dining areas very successful, provided that it is furnished appropriately for this central location and role. The stove fire has "always been" the central element of a house, and the kitchen here divides the open space in a natural way. I would like it like that too; unfortunately, our other, more compulsory framework conditions do not allow it.

I would probably also look for a different kitchen position. You are building without a basement? If the staircase can be closed off and does not become necessarily needed as a coat storage area, one could consider:
- making the office accessible from the hallway and closing the door towards the living room
- placing the kitchen on the wall towards the office
- possibly even enlarging the office wall a bit
- making a small pantry accessible from the kitchen side under the stairs

Accessing the dressing room through the bedroom is frequently criticized here in the forum. In the combination shown here, what would bother me even more about the bedroom is that the bed is placed under a window. You can neither open nor clean it well from there (sure, you can get into the bed, but I wouldn’t manage cleaning without spilling drops or even water on that unstable surface). Besides, there are always voices calling this arrangement restless (people might prefer a closed wall behind their head for sleeping).

By the way, in my opinion, you have very little storage space without a basement. You should consider whether you can really manage with that. But basically, the house is already quite livable and for me not equipped with any gross errors now.
Oh yes: whenever possible, always set the doors with some distance from the wall so that cabinets can be placed behind them.

Edit: I overlapped with Kekse and overlooked the door between the bedroom and bathroom. We also have a direct connection to the bathroom, but a second bathroom for the children. With only one bathroom, I would never want to have this door or spend the money for a soundproof door. You hear more than you would with a closed wall, and especially with children coming home late from parties, the fun would be over for everyone.

First of all, thank you for the answers.



It is true that I designed the floor plan myself and I did not use a - as you so lovingly say - "Horst von Hümpel" template. As mentioned above, it may of course be that such a similar floor plan already exists, so it is not original. And that was exactly my intention. I don't want a convoluted, cramped floor plan. Clear lines and a clear layout.



In my opinion, it has only advantages that the children's rooms are identical. That already spares some bickering among themselves, doesn't it?



On the floor plan, I described what those dots mean.



Would it be so disastrous to be driving a Zafira "already now"? But no, I am not.

Thank you for the nice answer. We would carry out the demolition and leveling of the plot ourselves, as well as possibly the garage, depending on the offer.

We are currently living in a house on a slope and on the one hand I don’t find it very appealing visually (it seems so bulky to me) and on the other hand, the distances seem longer to me because of it. Or am I imagining that wrong?



We will definitely do that as well. I thought I could prepare myself for the whole thing in advance, seek help here and show up there with a useful plan.

On the contrary, I find urban villas or all kinds of two full stories to look very bulky on flat plots.

No, I don’t find longer distances at all, why should I.
Modern hillside houses can have regular living spaces in the basement.
With us, you can get from the garage to the basement or ground floor without steps and from there to the terrace without steps (once the outdoor area is finished). We have 2 full stories with a similar room layout as you and a hillside.
During the planning, we adhered to the old building and left the old walls as hillside reinforcement.

I would reconsider doing the demolition yourself. Gutting is quite doable, for dismantling the roof structure you need people without fear of heights, for the rest you need heavy equipment and possibly a verification of the demolition material.
I know that disposal is easier and cheaper for you in Hessen, but that immediately adds up to a few semi-trailer loads.
