The seller says that the "conditions are still negotiable." We haven't had direct contact yet.

The problem is that we want to build here in the wider suburbs of Stuttgart. The only thing that matters there is the commuting time to Daimler, which 30 minutes is still reasonable for me.

Interesting tip. The new development area was planned by the city. Honestly, I don't see how one crow would peck out the eye of another there.

Ours too, but as is usually the case, a company is commissioned for it. Of course, the city itself does not plan it. They then also planned the houses and gardens and had everything approved by the building authority. Now in hindsight, it is said that too much area is sealed and the terrace or the driveway must be reduced. However, it is difficult with the driveway when the house and the garage are already in place. I do not know if the change/the law only came about during the construction period. We are not affected, but our neighbors now apparently want to go to construction consultation and get some advice. However, we are talking about around 250 sqm of land with a 100 sqm semi-detached house on it. If you build 200 sqm on 350-400 sqm, then the ratio could at least be similar. I think it is calculated as a percentage.

What is relevant is above all whether, according to the development plan, the exceeding of the floor area ratio permitted anyway by [Landesbauordnung Paragraph] is excluded or not. If not, additional facilities not connected to the house can be built beyond 0.4 up to 0.6. If yes, 0.4 is the limit. And then it gets quite tight with garage, terrace, driveway, etc. at 400-500m².

I basically understand you. But this is a village. As far as I can see, there is no significant infrastructure there, only the fact that it is somehow close to Böblingen. That is not the Stuttgart commuter belt nor the extended one; that is Northern Black Forest. The Stuttgart commuter belt is Böblingen and company. Personally, I would consider a maximum of €200 reasonable; anything over €300 you are definitely paying way too much. And I also find 450sqm borderline small for a detached single-family house. For someone from the city apartment, it may seem like paradise, but the problem remains that you quickly exceed the site coverage ratio. Does the development plan allow the 50% exceedance through site coverage ratio minus 2?

What do you mean by that? The garage is right next to the house. Or do you mean a garage integrated into the house? That’s a cost factor (expensive!). Why in the north – well, most people prefer a garden in the south and west. Why west – there you have the sun from afternoon to evening. The plots are not exactly north/south either, but with a slight “eastern tilt”, same with me. The south terrace therefore has no sun after 5 p.m., blocked by the own house. But at midday there is no shady spot. Therefore, we have a second terrace in the north, but the plot has to be big enough for that.
