Funny, that's how we feel too. Unfortunately, there is still a rush for building plots here, and I also doubt whether the price will develop favorably for us in a few years.

For us personally, the children are of course a decisive factor in the desire to build. In 10-15 years, in my opinion, there will be too little benefit from owning a home, even if the conditions may have improved by then (which is also just a bet on the future).

I can only say that at the end of 2020, the building area had a waiting list. In the meantime, there have been various replacements and a spot was recently still available. My neighbor, who himself is a replacement, is still not quite sure if he can really afford the construction and is waiting. He still has a year until the construction obligation expires. As far as you are concerned, I would not build at any price. What you spend on the plot will be missing later on the house. €300/sqm is a price for a good location with all daily infrastructure within extended walking distance and 5 minutes by bike. I simply don’t see that there. You certainly can’t get by there without two cars. And you personally pay a high price for the proximity to a certain employer. I would also try to avoid that gamble if possible. Who knows what the automotive industry will do in 5-10 years. If things don’t go well at Daimler anymore, what alternatives do you have in the Nagold area?

That is a reasonable attitude; and a "realistic demand" to whom? The plots discussed here are, in my opinion, probably okay in terms of quality, but not a case of irreversible panic and thus a willingness to pay above value; I would gladly leave them to the fools who want yesterday’s or tomorrow’s prices. When looking for suitable properties, one should not forget that a nice parental home for the children has quite different quality characteristics than what adults would think of. In childhood, for example, playmates in the neighborhood count, and in adolescence, only blackout options and WLAN performance anyway.

I think I forgot to mention that the property is four houses away from my in-laws' house. That is, of course, a very important point for us. The proximity to Daimler / to Stuttgart is completely irrelevant to us. If this circumstance weren’t the case, we would probably decline anything over 300 euros/sqm as well.

To only find out about a property so close to the in-laws when it is already on the market should give one pause - then the latecomer's surcharge hits one accordingly deservedly. The early bird catches the building plot.
