The portals do not really reflect the market; there are too many dreamers/crazies and price testers/price drivers there. Not to mention agents and their ilk.

The problem is that the mentality here is that land and property are not to be sold. It stays in the family. People would rather leave good building land undeveloped for decades and happily pay property tax on it. Or put another way, in a saying that Swabian mothers pass on to their daughters: "Don't always just look into the beautiful eyes; also take a look into the land register."

That is the fundamental understanding problem in a market economy. There is not the value of anything. The value is formed at the moment I find someone who is willing to give me the desired amount.

If the supply is at 450 EUR/m² and people prefer to wait for better times for buyers, then that is how it is. You can buy or look for something else.

There is a difference between intrinsic value and price. The former, of course, cannot be determined conclusively to the third decimal place. But at a price of €450, you don’t want to end up with a value of half that.

Don’t let yourself get crazy. Fatalism is the worst thing that can happen to you in the search, whether for a building plot or an existing property. Once you believe that price and value are the same, you have a problem.

I have a small update. Privately, [450 Euro den qm] is demanded. The other building plots should probably be sold by the municipality for [300 Euro den qm] by the end of the year. What would be your opinion, make a realistic demand with this background?

I already find 300€ way too much. I would definitely not go above that. We don’t have more in 2020. The municipalities can currently be glad if they manage to sell their development areas promptly and don't have to take out interim financing for the development.
