For me, €45, but probably not as building land (Boris-BW, current status)

What do you mean by "neighbor"?

The municipality owns 4 lots in the new development area and wants to set the price per square meter this month. (I’m estimating something between 200 and 300 euros) Privately, they want 450 euros per square meter.

Thanks a lot for the sketch. Is there a reason why you place the garage all the way to the north? Personally, I always like it when the garden is as contiguous as possible and doesn’t run through the house. So I would tend to push house and garage together.

By the way: Why is a west-facing garage not ideal?

So at 450€ I would politely decline and look for something else. The plots are already borderline small anyway and the price is just outrageous for a village.

With 1, you only have one real neighbor, namely 2. I don't think that's bad. This is only meant as a food for thought, as I have too little knowledge about orientation etc.

For me it looks like this, I think it really depends on where you are on the map. It fluctuates a lot.
From yesterday to today it has also changed to 170:


Edit: In view of the BRW, I would also reject the private offer at €450.
Unless there is a compelling reason to pay that price?
I know that a few years ago it was common to buy land prices far above the standard land value.
Given the current interest and construction cost situation, I would think carefully about that.

Just a little tip, talk to the building or environmental office of your municipality. This looks to me like a lot of sealed surface area. Our neighbors, for example, are currently struggling with the size of their terrace because their plot is too small and too much area is sealed. That means their terrace will now only be 10 sqm instead of 25 sqm. This step is not so important yet, but it should at least be kept in mind. We didn’t know this before either, but fortunately, our plot is large enough.
