Colleague received a 200€ gross adjustment. The amount refers to part-time! Everyone working full-time would be thrilled about that. I asked her and said, cool, you’re happy. Answer: no, I’m tax class 5, so nothing is left. Me: then talk to your husband, 4/4 or 3/5. She: no, he always complains, has less net. She is an accountant and responsible for complex issues. I didn’t fully utilize her before, now all respect is gone.

Ugh... always the same discussions.
Now be honest, you have €180k. With the equity, you think you can build now, but for a loan of €300k-€400k, you still lack the income so that you can finance it without your girlfriend.

What happens in 5 years is still so far away. Don’t worry about that. As long as you don’t squander the money, the future wish to possibly stand alone in the land register will hardly change.

...Unless you marry in white (expensive). The woman gets pregnant (apartment, big car, daycare, etc.) and then your savings rate is screwed, along with the €360k, and thinking about sole financing even in 5 years is out of the question.

So relax. Besides, since you come from the industry, you should know best what to do now.

And now the most important question of all :-p. What are your wife’s expectations? Is she aware of what happens if she is not in the land register?

I don’t find 3/5 objectionable. You just have to appreciate it mutually and not hoard the money one-sidedly.

Exactly my point. It's not like that with them. Internal accounting, separate accounts, etc. But it seems to be very much in vogue right now.

Well, I can think of one disadvantage. In the case of unemployment, the person with tax class 5 is certainly at a disadvantage because the unemployment benefit I (ALG1) is based on the individual's monthly net income. So it's not entirely without issues.

Furthermore, a couple must also redistribute from themselves after repayment/reimbursement.

The correct approach would be: Over the year, monthly advantages and disadvantages accumulate, which the couple would HAVE to even out themselves once a year. However, you have to know and want to do this...
