In 2-3 years I would certainly have time for that. The situation at work is more relaxed then. Well, with 25 years old, 250,000 € debt is not easy. At 30 years old, the situation looks different. No, I haven't been to the bank yet. What should I even do at the bank?

You are only 25 years old and at the beginning of your career.
So just stay calm.
Very few start directly as factory directors.
Often, double incomes from two people are reported here.

My opinion:
- Property available *Top*
- Favorable rental situation
- Good equity and good savings rate
- From the profession

Continue saving and wait to see how your personal situation develops.
If all that is stable and you want to stay at the place forever:
Then build!

I have been active in the capital market (stock market) for several decades, and your case is one of the typical, albeit human, traps of our brain. The fear of the missed opportunity.
Building just because of that is never a good advisor.
