Well.. I can understand well if you don’t want stairs in the house.

The target will then be around 150 sqm, because you definitely have to add the building services to the previously accustomed area.

I rummaged through my collection and chose the site plan oriented by 11ant as the background.

Below are the variants showing how the houses can be integrated into the plot.

Personally, I would probably continue working based on Hauscompagnie. Here I would plan with a garage and a covered (carport) entrance area. The floor plan would certainly still need better adjustment, but it shows how something could be divided.

First of all, thank you very much. I think your suggestions are great. That’s exactly what I need.

You are right, the target would then be about 150 m². The office could go upstairs.

At first glance, I also like the Hauscompagnie variant best. The plot feels bigger when you go outside from the kitchen / dining area.

It is not really a small plot with 819 sqm. And the house extends over 20 m

It’s just a question of priorities. A 20m house – that’s like... I mean, you’d be walking for a while if you want to get to the other side. I’d just be annoyed. With 800 sqm, the whole thing seems disproportionate to me. A huge lump with nothing but a strip of lawn around it.
It’s hard to understand for garden enthusiasts and their hearts bleed over so much sealed area, especially since there are other options. But that’s how it is. In the end, what matters is what the builder likes.

The floor-area ratio of 0.4 is decent, but where do you end up with the house company’s proposal?

Such a monster is not feasible at 1300€/sqm. Although the average price of the house decreases the more empty sqm you plan, the challenge, which the BU itself is supposed to build (developer restriction), can only be implemented with "square, practical, good," although rectangular is of course also an option.

Yvonne is right there though ... even [quadratisch praktisch gut] is already VERY ambitious.
