About the attic conversion.
Don’t compare older buildings with new ones.
The heat no longer comes through lack of insulation, but through window openings. Double-wing windows often don’t have blinds, which is why people like to plan with a gable where real windows with shutters can be realized.
A house needs a roof anyway, so put the basement replacement in the attic, but consistently with office, gym room, and storage options. This consistency requires a planned staircase.
There are now enough hybrid houses that provide half the upper floor as fully functional living space.
The whole house has the same temperatures.
And since we advise against building a bungalow, the issue with an expansion becomes unnecessary.
Okay, so the variant 4-room bungalow and office in the attic would also be out for you?
How far along is it already?
You can plan the heat or cold in the house very well with a new build. That’s why foregoing one floor on a rather average-sized plot is questionable. Look at it this way: You build a huuuge roof and don’t use the area under it. That is simply a cost/benefit question. You also lose valuable space on the plot.
What is drawn in the initial post you can do. But in my opinion, there are some drawbacks: The bright hallway with a view of the terrace would then be gone. Instead, it is rather dark – you would then need skylights (double-wing windows) – but the effect is lost. Also, the location of the office is of course inappropriate. And if it is on the south side, it definitely won’t be cooler than under the roof.
It isn’t very far along yet. The stairs arrived two weeks ago. I believe not much else has happened.
Yes, I have already considered the cost/benefit question. Losing valuable space on the plot is (at least for now) not so important to me. I don’t want to add anything but only want lawn space. For the children, you can certainly set up some nice things on the plot. Trampoline, swimming pool, climbing frame, etc. That takes up space and argues in favor of the villa.
Regarding the darkness in the hallway, you could certainly position the windows in the dining area better. Then the hallway would not be so dark. Also, I could use one of the children’s rooms as an office. The one next to the utility room would be well suited. Then the terrace would become the children’s room. Overall, it would be a huge bungalow.
I think it makes sense if I think it over again calmly.
