Oops, I didn’t catch that info. Is it a shell construction or how do you get such a bargain offer? Or did you mean to type 1800 and just slipped?

I didn't make a typo. I live in the East and here both wages and costs are not that high. The offer we had was for an angled bungalow of about 16x m2. Unfortunately, I don't have the exact m2 number in mind. I already said that I am planning with 1500€ per m2 and 30,000€ for photovoltaics and ventilation system. I heard the 1500€ from two people. I have also itemized the ancillary building costs separately. If in the end it turns out to be 1800 or 2000, then so be it. Financially, we can manage that. I have already discussed my limits with the bank.

We will also have a contract review done to uncover hidden costs.

So please don’t get hung up on the price per m². Therefore, we don't need to reject the bungalow.

That all sounds very wishy-washy. Maybe you should clarify the financial basis first before going into detail. I’m afraid the enthusiasm for the project will otherwise quickly drop to zero for all participants in the discussion.

Of course, I want to win you over for my project. But I am worried that the BU is reading here.

I will only have a rough idea of how expensive the house will be once the planning is completed.

The house may cost up to 400,000. Is that enough? I would of course like to be well below that.

I have already spoken with 3 financial advisors to clarify my budget.

Just a brief note from me... I used to live in an (renovated) two-family house from the 1930s on the upper floor (already with sloped ceilings) and attic (one apartment). In summer it actually became unbearably hot there, even though there were hardly any windows facing south, because the ridge of the house runs east-west. Now in my house it’s the same, and it is very pleasantly tempered even in the attic. A huge difference, but this is a new building according to today’s standards. Office upstairs, the rest can then be nicely on one level... Where in the east are you? For the interior construction alone (from windows) I come to 1000€/m² and that doesn’t involve any luxury...
