Is the financing for a single-family house too tight?

Bathroom complete - that means with Weberhaus you have to take care of all plastering work, floor coverings (except bathrooms), interior doors, interior window sills as well as all painting work inside the house yourself.

For that, including kitchen & safety buffer EUR 45,000.00 I consider too little.

We also ordered a Weberhaus and are now just one week away from the sample selection. Our price for just under 200 sqm with basement (however turnkey - which with Weberhaus really means finished...) is EUR 360,000.00.

Only the house, without excavation, garages, exterior facilities, kitchen etc.

- Here I strongly disagree with ypg - therefore you don’t have to worry about this company. The only changes to the house price we caused ourselves by changing equipment. Many changes were also possible without a price surcharge.

Of course, I do not know where your financing offer comes from. However, your house provider also has an extremely capable financing service - their offers have beaten all other offers we obtained by a long way and that although I work at a bank myself and would have paid much more there...

We have now financed with a large German insurance company - with a 25-year fixed interest rate (better conditions than my house bank on 10 years), special repayment rights with 10 % p.a. and even have the possibility to return up to 10 % of the loan free of charge if not used.

The KfW programs are 50k for energy-efficient building and 50k for living with children. It is supposed to be a KfW 55 house, which is apparently standard at Weberhaus.

We haven’t had an appointment with a Weberhaus consultant yet; I got the prices from the catalog. Although I have to say that the 450k already represents our upper limit. I simply don’t want a loan installment that I might no longer be able to afford at some point. The 1750 euros are actually our pain threshold; we don’t want to pay more.

Regarding the plot, it should be mentioned that we might get one cheaply in a new development area since my mother-in-law owns a plot there. However, it is not yet developed, so it is not certain.

If we find out from a concrete offer comparison that we can’t make it with our 450k, then we’ll just rent. I wouldn’t like that, but if it’s not financially feasible, it simply is how it is.

I have to say that I am somewhat shocked by the price surcharges for a basement. I had calculated additional costs of about 30k compared to a slab on grade (which is included in the price at Weberhaus). Especially since excavation costs were taken into account in the ancillary construction costs.

please also inquire with intermediaries. Especially with these amounts, a comparison is worthwhile. In the KfW conditions, the banks are the same, the main financing will be interesting.

You can completely forget the catalog price. No matter which provider.
KFW 55 is expensive and will probably not pay off quickly. We still built Kfw55 because it feels good to manage with very low heating costs.
A pleasant side effect is that in the house we have almost 10 degrees less than outside in summer... that is a blessing for those of us who suffered as former Karlsruher.

I think with your income building is definitely an option. Especially when you look at the rental prices in KA. We were soon paying almost 1000€ per month for 80 sqm because the additional costs of the old apartment ate us up.

You might have to lower your expectations a bit, but building a house is definitely possible.
The central question you have to ask yourself is, does it have to be KFW55, or is KFW70 enough. And do we absolutely need a basement.

We also thought a lot about it and faced the choice: 120 sqm living space with basement, or 150 sqm living space without basement and saved 10,000€.
Now after a year in the house, we do not regret the decision. We often have a lot of visitors: 15 people are not unusual, we have a fairly generous hallway as parking space for tricycles, 2 strollers, and whatever else is lying around... shoe cabinet, coat rack, etc.
Eventually, we will build a shed with dimensions of 3x4m. Then the most important items, which you usually store in the basement, will go there.
Everything else is stored in the attic. That is almost 40 sqm with a standing height of just under 1.60 in the middle.
The only thing we really miss a basement for is storing food like potatoes, onions, and apples.... it is simply too warm in the house for that.
But we are seriously considering building an earth cellar. Eventually.

We installed quite a bit of luxury in our house that you definitely didn’t have to have but it was worth it to us. We could have easily saved about 20,000€.
That would have brought our house price down to 215,000€.
Unfortunately, the additional building costs for us were over 40,000€. Because depending on the plot, one or the other surprise can lurk.

At that time, we also decided between Weberhaus and our provider, whereby Weberhaus came off worse here. But that was less about price and more about the gut feeling regarding the salesperson.
At first, we were very naïve and thought that with 200,000€ you could surely build a house... The earthworks were estimated at 5,000€... in the end, however, it was well over 20,000€.
Our house seller also misjudged this but at least warned us that his numbers often do not match and it can be noticeably more expensive.
In the end, everyone was surprised that such costs awaited on a flat plot (750 tons of gravel for filling).

I can gladly give you information about our provider via PM. I also think I can give a good account of the hidden costs... because every provider has those somewhere.

The financing offer was through Interhyp.



As far as I have read on the homepage, the Weberhaus houses are already Kfw55 as standard, right?

The houses are, yes, but it can be different if you build with a basement.

The KfW 55 specification only applies to houses on a slab foundation.
