Thanks for the info, building with an architect is still not an option for me. Thanks to your link, I also came across Massivhaus Wonnegau and Kreativ Massivhaus. I will take a closer look at the providers. Apparently, people have consistently had positive experiences.

You're welcome. I just checked again whether the references from Wonnegau are still as impressively verifiable as I praised them nineteen months ago – they are :) For the benefit of the interested readers, please explain why.

I mentioned the reasons earlier. The costs of building with architects have without exception exploded within my circle of friends. Whether it was a new build or a major renovation. Either the planning was poor or the initial estimates were too optimistic. Because of these experiences, I don’t feel comfortable building with an architect and it is therefore definitely out of the question for me.

Oh, now I really have to ask you to clarify the confusion: You said last time ... ... and earlier: So you said earlier that self-managing the trades was not an option for you because it became too expensive with friends. And now you give the same reason for building with an architect. If both are true at the same time, then planning must have been done with an architect and the execution with self-management unexpectedly turned out to be expensive. That in turn can only mean that reality exceeded the cost estimate. I just explained this again this week with which architects this is the case, namely: 1. those with little experience from very recent self-employment; 2. those with little experience because they freshly returned to university as lecturers (and only plan single-family houses occasionally on the side); 3. those with outdated experience because they are basically already retired. But I just advised you against exactly this double error combination. Instead, the following approach: planning, tendering and construction management consistently with the same architect. This way, the "only up to phase 4" artists are immediately sorted out. And a professional tender avoids the typical, classic and unfortunately also frequent errors made in awarding contracts by laypeople. "Architect only up to the approval stamp, and then getting quotes yourself" is THE "guaranteed failure combination" – that’s why I never get tired of warning against it.

..., whom I do not lead out of my curiosity, but because of my reflex to lead OPs to recognize their errors in thinking (which, based on experience, are mostly hidden behind contradictions).

I thought so too at first – until I realized that the category structure here (also supported by thread moves and renamings) has been "tidied up beyond recognition" :-(
