Realistic construction costs & financing planning?

You don't want to know how I felt sitting on the set. :-X For 2k you get very decent quality. Everything above that is, in my opinion, just prestige. I doubt that the quality makes another quantum leap there.

In case it helps anyone, here are our material costs for outdoor facilities from 2020 and 2021. Everything 100% done by ourselves.
Terrace: 50 sqm
Paving stones: 100 sqm
Curb stones: 50 m granite
+Curb stones: 60 m concrete
Fence: 90 m double rod mat

Gravel: 120t - 3300€
Chippings: 13t - 300€
Concrete: 15t - 800€
Granite terrace slabs 80x80 50 sqm + granite curb stones 50m - 4000€
Paving stones 100 sqm - 2200€
Tools (buy or rent) - 500€
Concrete curb stones 60 m - 500€
Fence double rod mat 8/6/8 90m between 100 and 140 cm - 3000€
Fence granite posts: 1200€
Well + automatic irrigation - approx. 1000€
Robotic lawn mower - 800€
Truck with sieved soil - 600€
Lawn + miscellaneous small items: 500€

Total sum approx. 19,000€ all 100% done by ourselves.
Still missing completely are all plants + terrace roof.
We got a quote for a 50 sqm terrace roof: 26,000€
To do this 100% ourselves as we want, about 15,000€ material only.

=> Outdoor facilities, when finished, cost us 34,000€ material + plants.
These were hundreds of hours with father and father-in-law.

Therefore, I am by no means surprised by estimates in this forum for garden and landscaping contractors of 70,000€.

I actually see only two points - the 1-2 children who are still to come & for quite a while mean part-time instead of DINK - the high rate naturally hits there. And also the job risk - how likely is it that you will quickly find comparable employment if there are economic problems? Are you with two employers, or the same one?

We work in different large companies, in different industries, and within different collective bargaining unions. We consider our jobs very secure, especially since we both fall into the category of skilled workers who are in demand in the labor market. Therefore, the job risk should be low for us. The “only” remaining phase is when we work reduced hours because of children. For this, we plan to build up a buffer over the next few years in advance and, if necessary, initially forgo any special repayments.

Let's just hope not in the automotive industry or suppliers; salary increases are no longer a given there, unless you are in IT. We built in Stuttgart and see how much the neighbors are struggling with the 4-5k capital service per month. Just calmly factor in 1k per month for the children, with the land and house the demands will also rise, so quickly you end up with 4k living expenses per month. What is your loan-to-value ratio?

Thank you for your answer. We do not yet know how the bank will assess the value of the property. The ratio of the bank loan to the total costs of the construction project is about 65%.
