Realistic construction costs & financing planning?

The 25k€ for the outdoor facilities included in the financing is only enough for the fence and the terrace.

Where is it actually written that a garden always has to cost a hefty five-figure sum? Sorry for asking so provocatively, but every time someone gets torn apart here just because they can't or don't want to spend 50k on the garden/driveway.

Just as an example from our house. Two weeks ago (so really recently) I received an offer from a company to supply and install 50 meters of welded wire mesh fence (1.80 meters high). So concrete the posts, etc. Naturally, only for "simple" grounds and so on. But the offer amounted to just under 5,500 euros gross including materials. Even if some unplanned costs are added, I'm still well under 7,000 euros for a 50-meter-long fence.

A terrace costs around 200 euros/sqm including the substructure for a good standard – that makes 6,000 euros for a 30 sqm terrace. And the original poster wrote about personal contributions, so he will probably get these items even a bit cheaper.

The 3,200€/month is currently the sticking point for us, causing us some concern. We have now received another offer instead of the classic building savings contract, this time with an annuity loan; with a slightly longer term, this would be around 2,900€/month. This option seems to fit us better, even though we know that our monthly net income through upcoming salary increases would not fall below 6,500€/month, even during parental leave/part-time.

Can you explain that to me regarding parental leave? 3,750 + 1,800 (maximum amount for parental allowance) + 200 child benefit equals 5,750€ for me, so a salary increase of 750€ = 20% would be necessary here. And that is without considering the additional costs of having a child...

P.S.: And of course, dad can’t stay at home at all, otherwise in those months only 1,800€ * 2 + 200€ = 3,800€ would be available.

I would choose the rate significantly lower, if possible. More like around 2,000-2,500 euros. Surely you have special repayment options of 5-10%. I would initially use those to reach the same rate of 3.xxx euros. Then you definitely have the opportunity to get used to the significantly higher fixe financial burden and still make no/almost no compromises on the financing duration, if everything fits.

One should definitely ask what one has, how big the plot is, etc. For us, wire mesh panel fencing (73m) costs about 5,000 € gross. Additionally, there is a masonry fence with metal elements at the front, plus an electric gate and wicket gate. That costs about 10,000 €. That brings us to 15,000 € gross. Then there is the terrace with about 50 sqm for 5,500 €. That brings us to 20,000 €. We will spend 5,000 to level the land to house level.

Welded wire mesh is not the same as welded wire mesh.

It’s possible. For us, it’s "only" 1.60m. 868 welded wire mesh rods, so the thicker ones. A company from Poland "Stettin" was recommended to me here :cool:
