I really wouldn’t have questioned whether it was feasible with that salary anymore. I think the days when you could cover housing costs with a third of the salary are at least over in the single-family home sector. I find everything very solid, but I would also reduce the rate and pay off more through So-Ti. Wishes can come up quickly, and when fixed costs always stifle everything at the outset, it’s quite frustrating. You also grow into the topic a bit and “arrange” yourself with the budget that remains after fixed costs. Before the kids came, we sometimes had 3 jobs to significantly increase equity within a year. You’re at a similar point there. Optimize expenses again and save, save, save. We managed to save 250k within a few years with less household income. This allowed the woman to easily stay home with the kids for almost 3 years now. Soon she’ll go back to part-time work and the cushion will grow thicker again.

Well, your example is also five figures… … and the splash guard, driveway, entrance platform, and plants are missing. The mentioned 25k by the way comes from the OP. If someone already recognizes the value that a garden installation will cost well over four figures, they surely intend to have the corresponding work done properly. With my statement, I do not even have a fence in mind, but the entire paving. Plants and beds then in EL.

The €2,900 results from the fact that most banks require at least 2% repayment. With a few banks, 1.5% repayment is possible. This would bring us to €2,700/month. Lower monthly payments are unfortunately not possible with interest rates of 2.5%-3% (depending on the fixed interest rate period).

In the garden, it is essentially important for us to cover the following with the €25K:

    [*] approx. 80-90 sqm driveway simply paved
    [*] approx. 25 sqm terrace
    [*] approx. 200-300 sqm lawn (own work)
    [*] approx. 40m hedge/bushes (own work)

The following is included in the price for floor coverings (including labor):

    [*]Tiles €50/sqm
    [*]Ground floor parquet €70/sqm
    [*]Upper floor vinyl €55/sqm

The equipment includes an outdoor water tap; for the sockets, we will add additional ones in some rooms. No LAN connections. Hence the buffer of €8K for all fittings.

For hot water, the following applies: central heating system with a Viessmann air-source heat pump Vitocal 200 as an indoor unit with an attached domestic hot water tank of 220 liters, wall-mounted buffer tank Viessmann Vitocell 100-W with 46 liters, weather-compensated heating circuit control as well as underfloor heating on the ground floor and upper floor, controlled via room thermostats from the electrical switch program.

Attached is the offer, by the way the prices already include VAT (it's on the next page, but I left that out). It’s a pity that every price mentioned is immediately questioned just because someone else may have paid more elsewhere. I don’t think 8/6/8 is the cheap quality class.



Yes, but it does make a difference whether I’m around 12k for terrace and fence, or at 25k. The post I referred to said that just for these two items alone 25k would have to be spent. Up until then, there was no mention of driveway etc.

You're right: 12k is not 25k. One post does not make a truth, which you referenced from Neubau2022. (One should possibly also consider the entire thread and not just refer to one post...) Meanwhile, the original poster has already mentioned what the 25k are for. And that fits quite well. And that's without fence.
