On the topic of semi-detached houses:

Our future neighbors have built a semi-detached house.
On the west side, the neighbor is directly adjacent, on the east side there is a double garage as a boundary construction with our double garage, and otherwise the 3 meters. To the north, we all have boundary constructions in the row of houses, so to speak.

With the same house footprint, the same size garage, and the same size "real" south-facing garden, they needed 3m x 10m = 30sqm less land, which for us amounted to about €24,000.

And regarding windows/terrace, we are not that much better off than they are.
We do not want a window front when the next house stands 6m away.
And with the 3m x 10m strip next to the house, you can't do much gardening-wise.

So in that respect, I understand you and we had also considered building a semi-detached house. The neighbor under consideration would have "lost" the west side but wanted at least a few windows there for the evening light.
Besides, with the attached garage, there are already no windows on the east side on the ground floor. If the west side had also fallen away, it would have been practically like a middle terraced house in terms of windows.

Overall, I definitely understand what you mean about the advantage of a semi-detached house.

And overall, the doubts about whether it makes sense at these prices certainly come up for many people more often. The house simply has to also have an emotional value for you; otherwise, it is better to remain a tenant.

I feel like you are taking my questions as an attack. I am just trying to get informed. Nobody should feel attacked.

Land prices decrease with increasing size. At least here you can observe exactly that. I did say it does not get much cheaper by a large amount. But let it be 50,000€ in the end. That is good money as well. And already in a negotiation, the seller will be more willing to grant you 50,000€ off a total price of 1.5 million than on a total price of 500,000.

Otherwise, I might have misunderstood the boundary lines part. That is possible. But if so, it was not out of malice.

And the newer semi-detached houses I see seem to have been built more by developers than private individuals. They certainly don’t think outside the box. And generally, why shouldn’t I do it just because others perhaps never came up with the idea. If two friendly families or maybe siblings want to build together and one has you as an advisor and the other has me, and they come with their wish, then they collide with you and I try to get the legally possible for them so that they can realize their idea.
I can advise them about the risks and strongly recommend that everything be contractually set, but in the end, their dream house should be created.

My experience in almost all areas of life and services: inform yourself about what is generally possible. And then talk with the executor about the feasibility in the specific case. Otherwise, you won’t get what you pay for. Let alone what you wanted.

Yes, that sounds good. You communicate, and if possible, you do it so that it suits everyone. And if it doesn’t work because one party ends up at a disadvantage, then you don’t do it.
In my thought experiment, effectively only two parties were affected: namely me and the family in the second semi-detached half. Because the other plots are already built on and would then have more rather than less distance to us.

But still interesting and nice how many people do have similar considerations regarding house buying, financing, smart construction, etc.

I do not see it that way at all. High earners often complain. They simply do not know what it is like to make do with less... We pay about 3600€ per square meter and currently have an income of 3400€. We were able to save equity and always went on vacation. We never had any loans running...

I assume you are talking about a condo? For €3,600/sqm nowadays you simply don’t get a condo in a metropolitan area, rather calculate €6,000 - €10,000/sqm. That’s at least the case here near Mainz/Wiesbaden/Frankfurt. You just can’t realistically finance that healthily with your income. Vacation can also be done in many different ways. I’m going to assume you haven’t done 10 days of skiing in Tyrol with the kids every year and a 14-day long-distance trip to the Caribbean or Southeast Asia (or similar) in summer. With a limited budget, at most 10 days per year in Turkey or Italy are feasible. Sure, that’s enough for some. But if you want to see more of the world, you definitely need a bigger budget. And it is indeed the case that with a net income of 5k you are not a high earner in any of the cities mentioned above. There are plenty of statistics for that, too. So they are not complaining without reason, at least when it comes to ownership and real estate prices.

Why does "seeing something of the world" always mean you need long-haul flights somewhere? Have you already seen everything within a 1000km radius?
