On the topic of semi-detached houses:
Our future neighbors have built a semi-detached house.
On the west side, the neighbor is directly adjacent, on the east side there is a double garage as a boundary construction with our double garage, and otherwise the 3 meters. To the north, we all have boundary constructions in the row of houses, so to speak.
With the same house footprint, the same size garage, and the same size "real" south-facing garden, they needed 3m x 10m = 30sqm less land, which for us amounted to about €24,000.
And regarding windows/terrace, we are not that much better off than they are.
We do not want a window front when the next house stands 6m away.
And with the 3m x 10m strip next to the house, you can't do much gardening-wise.
So in that respect, I understand you and we had also considered building a semi-detached house. The neighbor under consideration would have "lost" the west side but wanted at least a few windows there for the evening light.
Besides, with the attached garage, there are already no windows on the east side on the ground floor. If the west side had also fallen away, it would have been practically like a middle terraced house in terms of windows.
Overall, I definitely understand what you mean about the advantage of a semi-detached house.
And overall, the doubts about whether it makes sense at these prices certainly come up for many people more often. The house simply has to also have an emotional value for you; otherwise, it is better to remain a tenant.
