We bought our plot of land from the insolvency estate of a developer. They were glad not to have to sell the individual parcels separately, and we offered to buy everything en bloc. Accordingly, we got a deal that was very, very, perhaps at first glance outrageously far below the standard land value (95€ /sqm). And we got a site that, due to the soil conditions, involved significantly increased foundation costs (which is why the individual small building plots were not sold – even given away for free, building would have been too expensive). The sqm of land was cheap, but the sqm of construction was not – ultimately, therefore, not the cost-optimized solution either. Now we live happily on an almost unusable steep approximately 1.5ha, about 1.1 of which is forest (cheaper than building land). What we gain from it are: peace, privacy, and a beautiful view. And a half-hour drive to Cologne.
