Property division - what is the best way?

Sell everything together and the new owner can then think about the division and resale?

Less stress for you. Possibly a slightly lower sales price, as real estate transfer tax + notary fees have to be paid on everything....

I would also choose division 2. That offers more design options for both properties. Is the existing access road a public path or does it basically belong to you as well, and would regulations then need to be found for it?

I would probably divide the slope and include it as a giveaway. That seems generous.

To me, it's profit reduction if you spend too much time thinking about something that doesn't really matter. You can use your time more effectively, for example convincing one or two more people here of independent garages :P

Yes, we wanted that too. No chance. We are really almost in the Czech Republic here. If someone takes half, we'd already be happy.

The access road also belongs to the property and would have to be kept for the rear property. But that is solvable, I think.

Well, I would find that a bit too generous now. Nothing is free!

The alternative would probably be to stay on the back property, because it will be disproportionately expensive. I just shrug my shoulders, it's a bit like talking to a wall, even though the OP sees the dilemma himself.

Actually, the final price for everything is fixed. The owner wants 80K for the 2765m². The question now is more about how to divide it – both in terms of price and the property. If the rear part brings in less, the prime piece just has to be more expensive. In the end, it amounts to the same as if you give away the slope, so – yes. Sounds sales-promoting.
