The division of ypg is likely disadvantageous for marketing reasons. The rear property is significantly disadvantaged due to high development costs and the costs for slope stabilization (in my mind by now it's also a rock cliff ). That means the rear property would have to be significantly cheaper. But if you lower the price by €10,000, it's almost not worth it ... for the front one, you won't find anyone who will compensate for the discount on the rear, since land in the area is hardly worth anything anyway. People simply choose another property right away.
Definitely in favor of Escrodas' proposal.
