Property division - what is the best way?

The price would be higher if the clearance were not so costly. But I haven't followed what the market looks like there anymore. There probably aren't that many plots left back there either. But compared to Dresden, probably a paradise. I could put the ad up again. Let's see if there is any response.

We were there yesterday and had a look around. The property is completely overgrown again.
Regarding the division question:
Actually, it would probably be possible to divide the property into 3 parts and make the northern part accessible via Dorfstr. (if you can call the path that). That would require hillside construction there. Probably garages at the bottom and living space above with access to the garden. There is currently an old shed at the bottom.

The slope is quite steep and then quickly levels off at the top. It is buildable if you wanted to. But who wants that?

We met a resident who told us that the planned border crossing is still a topic there. At the moment, the border road leads directly past the property. The residents want to move out then. I am wondering whether the property will become more attractive or even less desirable because of that?

At least if a supermarket is actually interested in the location, the residents would be stupid to move away: local supplies are not exactly a disadvantage, and the motorhomes with red curtains are on the Czech side and do not bother them. Or are they expecting so many trucks rushing by that they are afraid they won’t be able to lift their walker over the curb quickly enough on the way to the pharmacy? I would say: crossings bring commuters, commuters with kids bring schools and kindergartens and make the village lively.
