What does your contractual relationship look like specifically?

The house feels like a loveless catalog floor plan with functional deficiencies.

Honestly, we hadn’t even thought of such a variant. Although I have to say I wouldn’t necessarily like having to go through the wardrobe to get into the bedroom.
As far as I’m concerned, we don’t need a dressing room either, but my wife insists on it.



What is a drawback for one person doesn’t have to be one for another. It’s clear it could be better. You could also make the house generally bigger to have more flexibility in room layout, but at some point your existing budget limits you. If money didn’t matter, the house would definitely look different.
The "drawbacks" mentioned so far have certainly been recognized but aren’t so bad for us.
I still find the different opinions on this very interesting.



I will definitely do that.

I don't like the slanted walls either. One due to lack of space is okay, but so many? I don't like the staircase right next to the door. The issue of "dirt zone" and a spacious family entrance... It generally seems very "cramped" to me. Also, I miss storage space. The utility room gets very full; nothing else fits in there. There is no pantry, no storage room, no basement, no attic... Where is all the household stuff, supplies, cleaning agents, sports equipment, toys, (stroller etc.), plant pots, seasonal clothing, etc. supposed to go? I would start over again!

The utility room is fully occupied by the heating system, electrical distribution, washing machine, and dryer, that is correct. A pantry would be nice, but in the past, we have never stored so much food that everything didn’t fit in the kitchen so far. The storage room for cleaning supplies, ironing board, vacuum cleaner, etc. is in the hallway on the upper floor. There is definitely an attic. There will be a pull-down ladder in the ceiling on the upper floor. All items that are rarely needed should be stored there. Toys go into the children's rooms, and the stroller is always in the car anyway. Tools should be stored in the garage, and if space in the garage ever becomes tight, a garden shed would help. The fact that everything feels so "crammed" is naturally also somewhat due to the limited budget. Of course, I would also find it nicer if the entrance area were more open and larger. An additional storage room would not be wrong either. But somehow you have to make do with the space available and make the best of it. And the exterior dimensions of 11x9m and just under 140 sqm of living space simply do not leave much room for maneuver. Our only requirements were an open kitchen, a large garage (4x9m), and a door from the garage into the house. Additionally, three bedrooms and a study were mandatory. We really experimented a lot with the layout at the beginning, but there weren’t really that many possibilities. Especially the problem that you can only get to the study through the living room is a point that I would have liked to solve differently at first, but somehow we didn’t find any other solution and in the end, we said that we could definitely live with the situation. Even though we are of course reluctant to start the planning all over again, we are still grateful for suggestions on how it could be done better exactly.

Drawing it yourself won't produce the perfect floor plan either.
Do you have an architect? Then she should design an alternative. On 11x9m or a comparable area, more is possible than that!

I like the floor plan right away quite a lot, congratulations, it's not that easy. I hope the orientation fits as well.
