Hey, two things: KS stone for interior walls? Make the entire wall to the hallway in the utility room out of 17cm (instead of 11cm) stones. It doesn’t cost much, but significantly dampens the washing machine/dryer noise. And you want to sleep directly above the technical room? I would avoid that, at least if you want to run the washing machine/dryer at night.

If you put the technology in the extension, you have a more expensive additional effort, also regarding the roof. I don’t see a proportional added value in that. However, you should just discuss that with the BU. How the noises from the washing machine and dryer will be towards the bedroom, I cannot assess. I find some fundamental objections to the topic of noises and smells exaggerated; you have to consider yourself whether to soundproof everywhere and maybe as protection still build the 300sqm villa so that everything is separated. The bathroom: the bathroom has a width of 2.40... should be enough for a linear arrangement. However, you could push the upper floor again to the west above the door. Possibly only halfway and then execute the flat roof only as a strip? Half a meter would be enough there. Then you would have 2.90 in width. Storage room window would then barely work or also be somewhat smaller (instead of 80 only 60 width). In the garage, a door to the back is still missing. If I have time and feel like it tomorrow (and my husband lets me ), then I’ll do the 17cm wall in the utility room (the room should be enough for technology) and the kitchen open to the west. Also the house up to the 8-meter line and the bathroom... The proposals with the stairs by @Karlstrasse will not work. And I don’t need to reinvent the wheel either :P There are many other approaches that I am mentally playing through. However, either the upper floor with the east view in the bedroom doesn’t work, or something else becomes a problem. But now I’m stuck with the open-plan room and the stairs, because that was the wish. By the way, the garage is just under 6 meters wide, I just had to work with space between 2 buildings. Regards

Hmm ... I really don't like the kitchen variant in the west, the kitchen is also designed too narrow there.
Regarding the ground floor:


Here I see critical points:

    [*]Arrangement of the stove and the wall partition next to it. It narrows the passages. The sofa position with the TV wall has rather too much distance. Therefore, sofa towards the top of the plan, fireplace partition towards the bottom of the plan. The fireplace can have some distance from the bottom wall. Then there is also space for a larger window in the south at the bottom.
    [*]Generally the garage ... one should also think about how bicycles etc. are accommodated. I'm also not really a fan of the access from the garage to the utility room.
    [*]I would rather plan the kitchen in 3 blocks, tall cabinets at the top of the plan, then a terrace door on the right, then a kitchen block and the island. Then you could also create an east-facing terrace there. Breakfast or cooler afternoon spot in summer.


Upper floor:


If the office is also to be used as a guest room, then 200 cm depth is not enough. I would rather go for 220 cm. However, the corners in the children's rooms at the entrance then become rather awkward. The storage room with 168 cm width is also not very spacious, but it would work. You would just have to see what absolutely needs to go in there.

Good morning everyone,

, the floor plan on the ground floor you just showed has the kitchen in the east. Wouldn't it be better to swap the kitchen and living room here, or what objections would you have to that?

For example, I currently know from my parents' house, which has a garage about 8m long and 6.75m wide, that the bikes always found space next to the cars or towards the workbench.

For the upper floor, you could possibly make the children's rooms larger and maybe combine the storage room with an office/guest room combo? That way, there would be space for a closet for supplies as well as possibly a vacuum cleaner or other items, and a desk/guest bed.

Perhaps one has to move away somewhat from what is currently desired and allow a free idea in order to improve the actual whole, hmm.. e.g. another stair variant / arranged elsewhere. But maybe design the living area in a similar form.. *looking embarrassed*
